But "new build" covers a lot of ground, from attainable first homes in North Las Vegas to seven-figure custom estates in Summerlin. Knowing who builds what, and where, saves you a lot of time.
I'm Mike Roland. My team has helped more than a thousand families buy and sell across Southern Nevada, including plenty of new-construction purchases. This is an honest overview of the valley's most active builders for 2026, not an endorsement of any one of them, and not a substitute for touring in person. Think of it as a map to start from.
A quick note on how to read this: the ranking below reflects Q1 2026 net-sales data from Home Builders Research, a snapshot, not a quality score. Nearly every major builder saw year-over-year sales soften in early 2026, which actually works in a buyer's favor on incentives (more on that below). Communities, price tiers, and availability change constantly, so treat specifics as a starting point and let us pull current numbers for anything you're serious about.
The volume leader in Southern Nevada. Lennar builds a broad range, roughly mid-$400Ks up past $1.3M, across Summerlin, Henderson, the southwest valley, North Las Vegas, and Lake Las Vegas. Known for its "Everything's Included" approach (smart-home features and finishes bundled into the base price) and Next Gen® multigenerational floor plans with a separate suite.
The affordability leader among the national builders, with the lowest reported median price of the big names. Active in North Las Vegas (Tule Springs area) and Henderson's Cadence master plan. Known for a standard smart-home package and strong military/veteran programs.
Pulte covers the move-up buyer, while its Del Webb brand is the dominant name in age-qualified 55+ active-adult communities. You'll find them in Summerlin, Henderson, and Sun City Mesquite. Known for energy-efficient construction and, on the Del Webb side, amenity-rich active-adult living.
A mid-market, move-up builder built around its "Built to Order" personalization process, with ENERGY STAR® standard on its homes. Active in Summerlin West, the southwest, Henderson, and a large North Las Vegas pipeline.
Focused on attainability and first-time buyers, with communities in Skye Canyon, Providence, and other value-oriented submarkets. One of the few major builders that grew sales year-over-year in early 2026. Known for an early, streamlined online homebuying platform.
A design-forward builder in the mid-to-upper range, active in Summerlin and the northwest valley. Known for its interior-design credibility and its LivingSmart® smart-home and energy features.
The luxury tier. Toll builds higher-end and custom-leaning homes, Summerlin and Lake Las Vegas among them, with a large design studio for deep personalization, structural options, and design-credit incentives rather than simple discounts.
A steady mid-market national with a wide floor-plan lineup and flexible layouts, active in Cadence and other master plans. A consistent, high-volume presence across the valley.
A builder with 40+ years of local presence, active in Summerlin and Henderson. Known for standard solar and a long track record in the valley.
A national move-up builder rounding out the valley's most active list in early 2026, with a range of communities across the metro. (Local and attainable-focused builders such as Touchstone Living, Harmony Homes, and Beazer Homes also build actively in the valley, worth a look depending on your price range.)
Here's the part builders don't advertise: the sticker price on the model isn't the whole story. In a market where sales have cooled, builders compete hard, but they'd rather protect the "base price" (it sets the comps for the whole community) and give value through incentives: rate buydowns, closing-cost credits, design-center dollars, and included upgrades. Luxury builders like Toll often lean toward design credits; affordability-focused builders lean toward financing help. Knowing which lever a builder is pulling, and when quarter-end and year-end push them to move standing inventory, is where real money gets saved.
A lot of buyers walk into a model home, sign with the on-site sales rep, and never realize that rep works for the builder, not for them. Bringing your own agent costs you nothing (the builder's marketing budget covers it) and gets someone in your corner on price, incentives, lot premiums, upgrade choices that actually hold resale value, inspections on a new home (yes, you still want one), and the fine print in the builder's contract, which is written to protect the builder. We do this constantly, and we register you correctly from day one so your representation is protected.

Do I need a real estate agent to buy a new-construction home? You don't need one, but it's smart to have one. The builder's on-site rep represents the builder. Your own agent represents you, on price, incentives, upgrades, inspections, and contract terms, at no cost to you, as long as you register correctly on your first visit.
Can I negotiate on a new-construction home? Often, yes, though builders usually give value through incentives (rate buydowns, closing costs, design credits, included upgrades) rather than cutting the base price. Timing, like quarter-end and year-end, can matter a lot.
Where are the newest communities being built in Las Vegas? Major new-home activity is concentrated in Summerlin (west), the southwest valley, North Las Vegas (Tule Springs area), and Henderson master plans like Cadence, with Lake Las Vegas adding luxury communities. Should I get a new-construction home inspected? Yes. Even on a brand-new home, an independent inspection (and often a pre-drywall walkthrough) is worth it, builders build fast, and it's easier to fix issues before closing than after.
