MacDonald Ranch is a master-planned area in the southern Henderson foothills, roughly between Eastern Avenue and Horizon Ridge Parkway, with the I-215 close by. It was put together by developer Rich MacDonald, who, with partners, bought the original Henderson land sections and then sold or developed them village by village. That history is why MacDonald Ranch doesn't feel like one uniform subdivision. The first village became Sun City MacDonald Ranch, a Del Webb 55+ community. Others became Sunridge at MacDonald Ranch, the gated Canyons at MacDonald Ranch, and MacDonald Highlands, which is guard-gated and has its own separate identity today. Each area has its own home styles, association structure and price range. When someone tells me they want to live in MacDonald Ranch, my first question is which part. Most of MacDonald Ranch is single-family housing built from the mid-1990s through the 2000s, with some condos and townhomes mixed in and newer custom homes in the gated areas. Sun City MacDonald Ranch alone has about 2,513 homes built by Del Webb between 1996 and 2001, including 2,131 single-family homes and 382 duplexes, and it's heavy on single-story plans.

Mostly, no. The core of MacDonald Ranch, including Sun City and Sunridge, is built out, so this is a resale market. What you're buying is an established neighborhood with mature landscaping and known costs rather than a new-construction phase.
The newer building activity in this corner of Henderson is on the high end, in the gated areas and in neighboring hillside communities like MacDonald Highlands and Ascaya. If you want new construction at a mid-range price, I'd point you toward newer Henderson master plans instead.
