The short list of Henderson homes with an actual RV garage, pulled from the MLS daily, and the measurements to take before you fall for one.
Start with the honest answer: there are not many. When we pulled the numbers in late September 2026 there were about twenty active Henderson listings with an RV garage, and most of them were custom homes on lots of a third of an acre or more. If you see a site claiming hundreds, it is counting side-yard RV parking, which is a different thing and covered below.
Where they are: the rural lots in 89002 around Mission Hills, where acreage and a detached RV barn go together; the older large-lot streets in 89015, where owners added a tall garage behind the house decades ago; the custom pockets of Green Valley in 89074, where a few streets were built to order with deep bays; and a handful of newer plans in 89011, on the Lake Las Vegas and Cadence side of town, where a builder put an RV garage on a standard lot. Those 89011 homes are the only ones on the list that regularly price under a million.
Anthem, Seven Hills, Inspirada and Green Valley Ranch almost never show up here. The lots are too narrow and the HOAs would not approve the structure anyway.
An RV garage is an enclosed bay with a tall door and enough depth to close the door behind the rig. "RV parking," "RV access" or "RV gate" means a side yard wide enough to pull a trailer through a double gate and park it on a pad, outdoors. Henderson has three to four times as many listings with RV parking as it does with a true RV garage, and the two get mixed up constantly in search results.
The listings on this page are filtered on "RV garage" in the MLS description. If a side-yard pad would do, tell us and we will run the wider search, and then check whether the HOA actually allows what the listing implies, because a gate in the wall does not mean you are allowed to park a fifth wheel behind it.
In most Henderson master plans, no, unless it is fully enclosed and out of sight. The CC&Rs typically prohibit parking an RV, boat or trailer where it is visible from the street or a neighbor's yard, and some limit even the time a rig can sit in the driveway for loading. That is why an enclosed RV garage is worth so much more than a pad inside an HOA, and why the pad-only homes cluster in older Henderson neighborhoods that never had one.
The City of Henderson has its own rules on RV parking in residential zones and on the street. Both layers change, so we read the current CC&Rs and check the city ordinance on every RV home before you write. If the answer is no, we tell you before you are in escrow, not after the HOA sends its first letter.
Bring a tape and your rig's spec sheet to the showing. The listing will say "RV garage" whether the bay fits a 24-foot travel trailer or a 45-foot diesel coach with the slides in, and the difference is the whole purchase.
Door height and width. Measure the clear opening, not the rough frame. Many older Henderson "RV garages" were built around a specific rig the owner had at the time.
Depth, with the door closed. Add your hitch or tow vehicle if you plan to leave it connected. A bay that is a few feet short is a bay you will never use.
The approach. Driveway slope, the turn from the street, overhead lines and the neighbor's tree. A steep apron can high-center a long coach, and on the hillside lots in 89012 and 89052 that is a real problem.
Hookups. A dedicated 30 or 50 amp outlet, a water spigot, and ideally a sewer cleanout you can dump into. A garage without them is a very tall carport.
Heat. An uninsulated metal or block RV garage in a Henderson summer bakes everything in it. We check insulation, ventilation and whether there is any cooling, because tires, batteries and slide seals do not like 130 degrees.
The 89002 and 89015 properties are where you get the acreage, and they carry questions the master-plan homes do not. Was the RV structure permitted, or did it go up over a long weekend? Is the home on septic, and where is the tank relative to where you will park a heavy rig? Are there easements across the lot that limit where a second structure can go? Where does water run in a monsoon storm, and is any of the access unpaved? A few addresses with a Henderson mailing address sit outside the city limits, which changes who issues permits and enforces what. We pull the county and city records on all of it before your due diligence period closes.
To the right buyer, very much. RV garages are scarce in Henderson, the people searching for them are usually done compromising, and the same bay sells a home to boat owners, car collectors and anyone who wants a real shop. The catch is that the buyer pool is narrow, so a home with an RV garage can take longer to find its buyer than the two-story next door. Priced against the handful of comparable RV homes, not against the neighborhood, it holds its value. Priced like a normal house plus a big number for the garage, it sits.
Building one on a lot that can take it is a different math problem. Do it because you have the rig, not for resale. HOA height limits kill most of those projects in the master plans before a contractor ever gets involved.
Only in the largest bays. A big coach needs a door in the fourteen-foot range and a bay close to fifty feet deep to close the door behind it. Plenty of Henderson RV garages are closer to twelve feet tall and forty feet deep, which handles a travel trailer, a toy hauler or a Class C but not a full-size coach. We measure before we tell you it fits.
Usually, and that is a big part of why these homes hold value. Check the ceiling height for a two-post lift, the electrical service for a compressor and welder, and whether the slab was poured thick enough for the load.
Then the RV parking search is the one you want, and it is a much longer list. The HOA question still applies. A fair number of Henderson homes have a gate and a pad that the CC&Rs do not actually let you use.
Covered and uncovered storage lots along Boulder Highway and out toward Boulder City. It is a monthly cost and a drive, which is exactly what buyers on this page are trying to avoid. We can give you current options if you end up in a home without a bay.
