Where are the homes with casitas in Henderson?

A casita is a short list in Henderson. When we pulled the numbers in late September 2026 there were about eighty active listings with one, and a third of those were in 89052, which means Anthem, Anthem Country Club and Seven Hills. The next two pockets are 89012, the custom lots in MacDonald Highlands and the foothills above Green Valley, and 89011, which is Lake Las Vegas and Tuscany.

Two things follow from that. First, most casita homes in Henderson are on larger lots at the upper end of the market, because the casita was part of a custom or semi-custom build. Second, the affordable exceptions are real but scattered: a few Tuscany and Lake Las Vegas plans came with a casita off the courtyard, and several builders in Inspirada (89044) offer a casita or attached suite option on select plans, which is why that zip shows up on the list at all.

About half of the casita homes are single-story and about half also have a private pool. If you need all three, one level, a pool and a casita, tell us up front. That is a list you can count on one hand at any given time, and we watch it daily for clients who are waiting.

What counts as a casita, and what does not?

In the Las Vegas MLS, "casita" gets used loosely. The real thing is a separate living space with its own exterior entrance, usually a bedroom and full bath, sometimes a kitchenette or a full kitchen, either detached in the yard or attached off a courtyard with no interior door to the main house. That is what most buyers mean when they ask us for one.

What also shows up under the same word: a bedroom with a bath at the front of the house that a builder called a casita on the floor plan, a converted garage bay, and a pool house with a bathroom and no sleeping space. None of those are wrong, but they are not the same thing, and they should not be priced the same. The listings on this page are pulled on the word "casita" in the MLS description, so we screen every one before we send it to you.

Can you rent out a casita in Henderson?

Sometimes, and you need to know before you buy, not after. Three layers of rules apply. The HOA comes first: most Henderson master plans prohibit short-term rentals outright and many restrict long-term leasing of part of a home. The City of Henderson regulates short-term rentals separately, with licensing and rules that have changed more than once, so we check the current ordinance rather than rely on what the seller says. And if the casita has a full kitchen, it may be treated as a separate dwelling unit, which brings its own permit questions.

Our advice is blunt: buy the casita for how you will use it, and treat any rental income as a bonus that may not be allowed. If income is the whole point, say so and we will narrow the search to communities where it is permitted.

What do we check on a casita before you write an offer?

Was it permitted? A casita that was part of the original build is in the county records. One that was added later, or converted from a garage, may not be. An unpermitted structure is a lending and insurance problem and it can be an appraisal problem, because the appraiser may not count the square footage.

Is the square footage in the listing? Some agents fold the casita into the total living area, some list it separately, some leave it out. We reconcile the listing against the assessor's record so you know what you are paying per square foot on the house alone.

How is it heated and cooled? A detached casita usually has its own mini-split or a small package unit. We check the age and whether it actually holds temperature in August, because a casita that is unusable four months a year is storage.

Plumbing, electrical and egress. Its own water heater or a long run from the main house, a subpanel or a shared circuit, a window that meets egress for a sleeping room. These are the things the inspector flags and the things that decide whether a casita is a bedroom or a shed with a nice door.

Does a casita add value when you sell?

In Henderson, more often than not, yes, because there are so few of them and the buyers who want one usually will not settle for a house without it. That gives a well-built, permitted casita a real edge at resale in Anthem, Seven Hills, MacDonald Highlands and Lake Las Vegas. What it does not do is return the cost of building one from scratch on a dollar-for-dollar basis. If you are buying to add a casita later, plan on doing it because you need the space, not because it pencils as an investment.

Can you add a casita to a Henderson home that does not have one?

On the right lot, yes. You need room inside the setbacks and away from utility easements, HOA architectural approval, which is a real hurdle in most master plans, and a City of Henderson permit. Detached is more flexible but costs more to plumb and power. On the narrow lots in Inspirada, Cadence and Green Valley Ranch it is usually not practical, which is why the builder-option casitas in Inspirada are worth a look if you want a newer home. We will not quote construction cost here because it swings with the finish level, but we can connect you with contractors who have built them in Henderson and let you get real bids.

Attached or detached, which is better?

Depends on the use. Attached off a courtyard is easier to heat and cool, cheaper to maintain and more common in the semi-custom homes in Anthem and Seven Hills. Detached gives real separation and is the norm on the larger custom lots in MacDonald Highlands, 89002 and Lake Las Vegas. Neither is worth more by rule; condition and permits decide.

Does a casita count toward the bedroom count?

Often, if it has a closet and legal egress. A five-bedroom listing in Anthem may be four in the house and one in the casita. Ask, or we will.

Do the guard-gated communities have more casitas?

Yes. Anthem Country Club, MacDonald Highlands, the gated sections of Seven Hills and the custom enclaves at Lake Las Vegas account for a large share of the casita homes in Henderson, because the lots are bigger and the homes were built to order.

Do SID or LID assessments apply?

Only in Inspirada and Cadence, where special improvement district or local improvement district assessments sit on the tax bill for a set number of years. The Inspirada builder-option casita homes are in that category. We pull the remaining balance and term before you write.
