Tuscany Village sits on the east side of Henderson off Lake Mead Parkway, past Boulder Highway and on the way toward Lake Las Vegas. The community was built around a par 72 championship course designed by Ted Robinson, which opened in 2003 as Tuscany Golf Club and has operated as Chimera Golf Club since 2015. The whole place is guard-gated, and the Italian theme runs through the architecture, the street names and the tile roofs. The history matters when you're buying here. Rhodes Homes started building in the mid-2000s, the project stalled during the downturn, and Century Communities picked it up in 2014 and built out the later phases. So you'll find two eras of homes inside the same gate: original Rhodes product from roughly 2005 to 2009 and newer Century homes from the 2010s. Floor plans, finishes and lot placement differ between them, and I price them differently. What you get for the HOA is the reason most people look here. La Vita Tuscana is a 35,000 square foot recreation center with a gym, courts, and a resort-style pool setup, and it's included for residents. Pair that with the golf course running through the middle of the community and you get an amenity package that's hard to match at Tuscany's price point in Henderson. | Tuscany at a glance

Tuscany is mostly single-family homes with a townhome segment mixed in. Rhodes originally launched five collections here, ranging from compact single-story plans around 1,264 square feet up to larger two-story homes near 4,900 square feet, plus three-story townhomes. Century Communities later added plans roughly 1,678 to 3,609 square feet, including homes with up to six bedrooms and three-car garages.
Golf frontage is the biggest price lever inside the gate. Two homes with the same floor plan can be far apart in value depending on whether one backs to a fairway with a Strip or mountain view and the other backs to a wall. Build era is second. When I run comps in Tuscany I match on both before I look at anything else.

Home sizes are from builder launch details reported by the Las Vegas Review-Journal and Century Communities marketing. Active listings in September 2026 ranged roughly from the mid-$300Ks to just under $900K. Ask me for current comps on a specific street.
Tuscany is a resort-amenity community at a mid-market price. Most of what you'd drive to elsewhere, a gym, a big pool, courts, a golf course with a bar and grill, is inside the gate.

In July 2026 Redfin had 89011 at about $491,000, down about 1.7% year over year, with homes taking around 55 days to sell. The valley-wide existing single-family median was $475,000 in August 2026 per Las Vegas Realtors, down about 1% year over year. Inside Tuscany, active listings in September 2026 ran from the mid-$300Ks for townhomes and smaller plans to the high-$800Ks for larger golf-course homes. Not much. Century Communities marketed its final homes in Tuscany Village, and its new-home listing for the community is now closed out. What you're buying today is almost entirely resale, which means established landscaping, a known HOA track record and no construction traffic inside the gate.
The growth is around it. Cadence, directly next door, is still building, and that has brought new retail, parks and road work along Lake Mead Parkway. Lake Las Vegas to the east continues to add homes too. For Tuscany owners, that surrounding development mostly shows up as more services nearby.
Tuscany is one gate but several different buying decisions. Here's how I sort it with clients.
You want the fairway view Focus on golf-course lots, especially the ones oriented west toward the Strip. A lot of the people I talk to about Tuscany are comparing it to gated golf communities in Southern California, where the same package costs far more. Here you can get a guard gate, a golf course and a 35,000 square foot rec center at a price that's much closer to the Henderson median. Plan for summer heat and budget for cooling costs, look closely at pool and yard maintenance, and read the HOA rules before you buy. Yes. The community has a staffed guard gate 24 hours a day, seven days a week.
No. Tuscany was originally planned as an age-restricted community but was redesigned before build-out, and there is no age requirement to buy or live there.
No. Chimera Golf Club operates the course separately. Your HOA dues cover the gate, common areas and La Vita Tuscana. Check with the club for resident rates and memberships.
Dues vary by neighborhood because some areas carry a sub-association on top of the master association. Get the exact figures from the resale package for the home you're considering, and I'll pull them before you write an offer.
Builder inventory is essentially done. Century Communities has closed out its community here, so nearly every purchase is a resale.
School zoning can change, so confirm the assigned schools for a specific address with the CCSD zone lookup before you buy.
