Short answer: neither one is better. Summerlin and Henderson suit different people, and the quickest way to choose is to put your commute and the places you actually spend your week on a map. The person who makes the daily drive should pick the city.

The one test that decides it
Most buyers start by asking which one is nicer. I think that is the wrong question, because both have strong options at most price points. The question that settles it is which one fits the life you actually live.
Before you tour a single house, write down where the daily commute goes, where the people you see most live, where you spend weekends, and where you fly out of. Then look at the map. The house is easy to fix later. The location is the one thing you cannot change, and the commute outlasts the honeymoon phase of a new home.

How prices compare
In my experience Summerlin carries a premium. Buyers are paying for the address, the mountain views and a master plan that has been curated for decades, so a comparable home usually asks more there. Henderson has more range. The luxury pockets such as Seven Hills, MacDonald Highlands and parts of Anthem compete with Summerlin, there is a large middle, and the newer communities in the south and east stretch a budget further.
Here is what recent sales say. Each figure is the median of everything that sold in that area, houses and condos together, so it describes the area and not any single street.

For context, Las Vegas Realtors reported a valley-wide existing single-family median of $475,000 for August 2026. ZIP codes do not match community boundaries, and Redfin does not publish every community separately.
My read: the premium is real, but it is a west side premium more than a Summerlin one. The two Summerlin ZIPs above ran roughly $150,000 to $325,000 higher than the two Henderson ZIPs, while Summerlin North, the older villages, sat below both Henderson ZIPs. Both places span a very wide range, so the city name alone will not tell you what a house costs.
Compare the total monthly carrying cost, not the price alone. HOAs exist in both. Some newer villages also carry special assessments, such as bond or special improvement district charges, on top of property taxes. Before you fall in love with a house, ask for the HOA dues, the assessment schedule and the tax bill, and compare the full monthly number.
Commute, location and elevation
From most of Summerlin, I put the Strip at about 20 to 25 minutes, and longer from Summerlin West. The airport is a real haul. Central Henderson is about 20 minutes to the Strip and 15 to 20 minutes to the airport, and it is close to Lake Mead and the 15 toward California and Arizona.
Summerlin sits higher. Its developer puts the community at about 3,500 feet with some areas above 4,400, against 1,500 to 2,000 feet for most of Henderson, although MacDonald Highlands (about 2,400) and Anthem (about 2,800) sit higher. The National Weather Service figure the developer cites is about 3.57 degrees cooler for every 1,000 feet of elevation. In my experience that works out to roughly 5 to 7 degrees cooler on average. It does not change the summer, though. On a July afternoon when it is 112 in Henderson and 107 in Summerlin, you are cooked either way.
Lifestyle and amenities
Summerlin is more concentrated. Downtown Summerlin, Las Vegas Ballpark (home of the Aviators), City National Arena (where the Golden Knights practice), Red Rock Casino, Red Rock Canyon and TPC golf sit close together, so it has a destination feel. The master plan also has more than 200 miles of trails.
Henderson is more spread out and built around everyday errands. You have The District at Green Valley Ranch, the Water Street District and The Gallery at Sunset for shopping and dining, Lake Mead and Sloan Canyon for the outdoors, the River Mountains trails, and casinos such as M Resort and Sunset Station.
Where each one is growing
Summerlin is growing northwest and up toward the mountains. Summerlin West has the newest product and the biggest views, and in my experience it is often the highest price per square foot in the community. Builders are still selling nearby.
Henderson is growing south and east, in places such as Inspirada and Cadence. These are newer, often more house for the money, and farther from the airport and the Strip. In my experience they also often carry infrastructure bond assessments, so check each property's tax bill.
The pattern I tell buyers is simple. New and far out costs less upfront and drives you more. Established and central costs more upfront and drives you less.
A client who changed their mind
A couple relocating to Las Vegas came to me set on Summerlin. Before we toured anything, we mapped their actual week. One of them flies out for work almost every week. The people they see most, and the weekend lake and boat time they wanted, were all on the Henderson side. They bought in Henderson.
Which one is nicer was the wrong question for them. Which one fits the life they actually live was the only question.
Who I point to Summerlin, and who to Henderson
I point buyers to Summerlin when they want:
- The west side of the valley, with Red Rock Canyon and mountain views close by.
- Shopping, dining and entertainment clustered in one place.
- The most established master plan in the valley, and they are comfortable paying more for that address.
I point buyers to Henderson when they want:
- Their own city government and police department.
- The airport and Lake Mead close by.
- A wider range of price points, or more house for the money in a newer master plan.
If it is still a coin flip after that, let the commute and the people in your life decide it. Put your actual life on a map.
