Skye Canyon is a 1,700-acre master-planned community on the far northwest edge of Las Vegas, along the US-95 corridor near Kyle Canyon Road in ZIP 89166. Olympia Companies opened it in 2015, with model homes that summer and the first residents moving in by the end of that year. Century Communities bought the remaining development land in 2020 and took over as master developer. Two things set it apart before you look at a single floor plan. The first is elevation. Skye Canyon sits between roughly 2,800 and 3,200 feet, higher than most of the valley floor. The second is what is next door. Kyle Canyon Road runs from the community's edge up toward Mount Charleston, and Floyd Lamb Park sits a short drive back down US-95. The inventory is young. Almost everything here was built from 2015 forward, so a resale is usually a few years old rather than a few decades old, and several builders are still selling new homes at the same time. That is the whole reason to have representation here. When four builders and a pile of nearly-new resales are competing for the same buyer, someone needs to run the comparison honestly. | Skye Canyon at a glance
|
Skye Canyon runs from attached townhomes up to larger two-story homes behind a gate, and because the community is still selling, you can usually find both a builder option and a nearly-new resale in the same price band. Styling is contemporary and transitional: stucco, flat tile roofs, open plans, and the energy systems that come standard when a neighborhood goes up in the 2010s and 2020s rather than the 1990s.
Century Communities is the most active builder and the master developer, currently selling the Skyeview neighborhoods. Toll Brothers runs the upper end on land it bought from Century in 2020. Lots are generally compact, which is normal for a newer Las Vegas master plan. The bigger price drivers are square footage, one story versus two, and whether the street sits behind a gate.
| Home type | Character | Typical range |
|---|---|---|
| Townhomes | Attached, around 1,531 sq ft at Century's Arroyo at Skyeview | Builder base pricing from the mid $300s |
| Smaller single-family | Century's Sierra at Skyeview, compact lots, newer systems | Builder base pricing from the mid $400s |
| Larger single-family | Century's Terra and Mesa at Skyeview, up to about 2,119 sq ft two-story | Builder base pricing from the high $400s |
| Gated, upper end | Toll Brothers at Skye Canyon, roughly 2,263 to 2,900+ sq ft, three to five bedrooms | Builder pricing starting around $800K |
Builder base prices and square footages from skyecanyon.com and tollbrothers.com as shown in September 2026. Base price is not your price. Lot premiums, design center selections and incentives move the real number, and resale comps often tell a different story. Ask me for a side-by-side on any specific plan.
Skye Canyon built its amenity campus early instead of promising it later, and the programming leans hard into the outdoor and fitness theme the community was named for. Here is what is actually on the ground.
Skye Canyon Park A 15-acre park on Skye Canyon Park Drive that serves as the community's central hub, with the pool complex, sport courts and event space. Century Communities calls it the masterplan's central community hub. | Skye Fitness A fitness building of nearly 10,000 square feet with exercise equipment, a yoga room and an outdoor Junior Olympic swimming pool. This is the fitness facility, separate from Skye Center next door. |
Skye Center The gathering building inside the park, with a home finding center, a meeting room and Skye Bistro. The community runs an ongoing calendar of events out of it, including the FIT LIVES HERE series. | Trails, parks and mountain access More than 15 miles of trails and dedicated bike lanes connect the neighborhoods, plus Eagle Canyon Park, pickleball courts, a roller rink and two dog parks. Kyle Canyon Road runs from the community's edge toward Mount Charleston, and Floyd Lamb Park is nearby off US-95. |
~$510K Median sale price, ZIP 89166, August 2026 (Redfin) Redfin put the August 2026 median sale price in ZIP 89166, which covers Skye Canyon and the surrounding far northwest, at $509,779, up about 2% from a year earlier, at roughly $256 per square foot. Homes sold after a median of 60 days and closed at about 99.3% of list price across 232 sales. That sits above the valley-wide existing single-family median of $475,000 that Las Vegas Realtors reported for August 2026, which was down about 1% year over year. Narrow the lens to the Skye Canyon neighborhood itself and the number runs higher, because the community skews newer and larger than the ZIP around it. Zillow's home value index for Skye Canyon was $602,932 as of June 30, 2026, down about 2% year over year, with a median list price around $606,283. Redfin's neighborhood read was a $592,414 median sale price at about $268 per square foot, though that was a March 2026 three-month average and is the stalest of the three. Read them as a range, not a price, and let me pull real closings on the specific plan and village you are targeting. ZIP-level figures from Redfin for August 2026. Neighborhood figures from Zillow (June 30, 2026) and Redfin (March 2026 three-month average). Valley median from Las Vegas Realtors, August 2026. Third-party estimates change monthly and the three sources use different boundaries. | HOA, in plain terms Skye Canyon is a managed master plan, so there is a master assessment that funds Skye Canyon Park, Skye Fitness, the trails and the events calendar. Many neighborhoods inside it add a sub-association with its own dues, and the gated Toll Brothers streets are their own situation again. Dues vary by village and change over time, so I get the resale package or the builder's HOA disclosure early and show you the full monthly number, transfer fees and reserve picture before you commit. Getting around

Most of what makes this community work is the amenity campus and the land set aside around it. Here is what the record shows.
1,700 Acres in the master plan | 89 Acres of parks and open space | 15 Acres in Skye Canyon Park |
~10,000 Sq ft at Skye Fitness | 15+ Miles of trails and bike lanes | ~$256 Median price per sq ft, ZIP 89166, Aug 2026 |

Yes, and that is a real part of the decision here. Century Communities acquired the remaining development land in 2020, including 283 residential acres, 15 commercial acres and 13 acres for apartments, and sold 48 acres to Toll Brothers. Century is still releasing homes at the Skyeview neighborhoods, and Toll Brothers is still selling behind its gate. The original Olympia plan talked about 9,000 homes at full buildout; the post-2020 reporting describes a smaller total. Either way, this is not a finished community.
Public infrastructure is catching up too. The Clark County School District broke ground on Skye Canyon Elementary in June 2026, designed for up to 850 students across 53 classrooms and scheduled to open in August 2027. Retail continues to fill in at the community's edge, anchored by a Smith's Marketplace. Buy here and you should expect active construction nearby for a while, which cuts both ways: more choice and builder incentives on one side, dust and detours on the other.
The master plan is one place, but the village you pick changes the price, the lot, the gate and the walk to the park. Here is how I sort it with buyers.
You want the lowest entry price Look at attached townhomes, including Century's Arroyo at Skyeview, and at nearly-new townhome resales. Same amenity access, smallest footprint, lowest maintenance. | You want a gate Toll Brothers at Skye Canyon is gated and sits at the top of the price range. Gate status varies by village, so confirm it on the specific street rather than assuming it applies community-wide. |
You want to walk to the amenities Target streets close to Skye Canyon Park Drive. Skye Fitness, the pool and the events calendar are worth more when they are a walk and not a drive. | You want new construction, not a resale Century and Toll Brothers are both still releasing. I represent buyers at the design center, compare incentives across builders, and price the builder deal against nearly-new resale comps before you sign. |
The honest pros Young housing stock with new construction still available Large built-out amenity campus: 15-acre park, fitness building, pool, trails Higher elevation and direct road access toward Mount Charleston | The honest trade-offs Far northwest edge of the valley, so longer drives to the Strip and airport Master dues plus likely sub-association dues, varying by village Active construction and shifting school zoning while buildout continues |
Skye Canyon is one of the few Las Vegas communities where this is a live question on almost every search. Builders are still releasing homes and the resale stock is only a few years old, so you are often choosing between two versions of the same house.
New gives you the floor plan you want, current warranties and, in a market like this one, real incentives. Builder rate buydowns, closing cost credits and design center allowances change monthly and can swing the effective price meaningfully. Resale gives you a finished yard, window coverings, appliances and often a better lot, since the earliest phases took the premium positions. It also gives you a negotiation, which a base price does not.
The comparison I run is simple: builder base price plus lot premium plus the options you would actually pick, minus current incentives, against recent closings on the same plan within the community. That number, not the sticker, is what decides it. In most cases the builder accounts for buyer representation, so having me at the design center does not cost you extra.
Skye Canyon is served by the Clark County School District. The district broke ground on Skye Canyon Elementary in June 2026 on a site inside the community, designed to hold up to 850 students in 53 classrooms, with an August 2027 opening scheduled. Century Communities' master plan also set aside land for an elementary and a middle school.
Because Skye Canyon is still adding homes, attendance zones can shift from year to year, and the new elementary will change them again when it opens. I do not rate schools and I will not steer you toward or away from a street on that basis. What I will do is point you to the CCSD zone lookup to confirm the current assignment for any specific address, and tell you to call CCSD directly about bus stops. Charter and private options also operate in the northwest valley.
Century Communities has been the master developer since acquiring the remaining land in 2020, and it is the most active builder inside the plan. Toll Brothers bought 48 acres from Century and runs the gated upper end. Over the community's history, Lennar, Pulte, Woodside, Beazer, Pardee and Richmond American have all built here, which is why resale stock varies so much from street to street.
| Builder | What they are selling | Notes |
|---|---|---|
| Century Communities | Skyeview neighborhoods: Arroyo, Sierra, Terra, Mesa | Master developer since 2020; townhomes through two-story single-family |
| Toll Brothers | Toll Brothers at Skye Canyon, Paloma Collection | Gated; two-story designs roughly 2,263 to 2,900+ sq ft |
| Earlier builders | Resale only | Lennar, Pulte, Woodside, Beazer, Pardee and Richmond American built earlier phases |
For California buyers, Skye Canyon tends to land because the product is familiar. Newer construction, a real amenity campus, trails, and mountains you can actually drive to in half an hour. What changes is the math. Nevada has no personal state income tax, which means no state tax on wages, remote-work income, Social Security, pensions, 401(k) withdrawals or capital gains, and Nevada caps annual property tax increases. If you are shopping from a distance, I will do video walk-throughs of both the model homes and the nearly-new resales, pull the association documents and builder HOA disclosures up front, and time the inspection and appraisal around your sale back home. I will also tell you honestly if your daily commute makes a more central neighborhood the better call. Plan Your Move to Las Vegas | California → Nevada
