The Paseos Summerlin Real Estate

The Paseos sits on the western edge of Summerlin, at the base of the Red Rock Canyon National Conservation Area. It covers roughly 760 acres and was opened by the Howard Hughes Corporation in 2003. What people notice first is the elevation. The village sits higher than the valley floor, so the views run west into the Spring Mountains and the summer evenings are noticeably easier than they are down in the basin.

The paseos the village is named for

A paseo is a walking path, and this village is built around them. The trail system runs the full length of The Paseos and ties into the wider Summerlin Trail System, which means you can leave your front door on foot or on a bike and stay on dedicated path most of the way. For buyers who want Red Rock access without driving to a trailhead every weekend, this is the village that delivers it.

Two parks worth knowing about

The Paseos Park at 12122 Desert Moon covers 12.5 acres and holds basketball courts, soccer and tee ball fields, a splash pad, and play areas, with trail connections out to the rest of the system.

Fox Hill Park at 231 Antelope Ridge Drive covers 18 acres and is the one kids ask to go back to. It has more than twenty play structures, including a zip line and a climbing tower that runs about 32 feet.

The village is made up of a number of smaller gated and non gated neighborhoods, each built out in its own phase. You will see these names on listings:

Housing runs from townhomes in Calavera through single family homes and semi custom builds up to larger estate lots along the western edge.

Seven builders worked in The Paseos: KB Home, Lennar, Pulte Homes, Ryland Homes, Toll Brothers, William Lyon Homes, and Woodside Homes. Because the village built out in phases over roughly fifteen years, floor plans and finish levels vary quite a bit from street to street. That is worth knowing before you tour, because two homes a few blocks apart can be very different products at a similar price.
