A local team's complete guide to Valley Vista: a finished master plan north of the 215, what the homes and parks give you, and where resale prices sit now.

Valley Vista sits at Decatur Boulevard and Elkhorn Road in North Las Vegas, just north of the 215 Beltway, in the 89084 ZIP. It started life as Park Highlands West under developer SunCal, and it became one of the busiest new-home plans in the valley once D.R. Horton and Lennar took down the land. The plan covers a little over 600 acres. The community association says build-out wrapped in January 2026 with 3,469 homes, so what you are shopping now is resale, not a sales trailer. You are buying a finished street with finished landscaping, finished parks and neighbors already in place, which is a different experience than buying dirt somewhere still under construction. Product here runs wide: attached townhomes and condos starting just over 1,100 square feet, one- and two-story single-family homes in the middle, and larger two-story plans past 3,000 square feet. Most of it was built between 2018 and 2024, so you are looking at newer systems and newer roofs across the board. | Valley Vista at a glance

D.R. Horton built the bulk of Valley Vista and Lennar built the rest, across roughly 22 named neighborhoods. On the Horton side you will see the Pointe names, like Aries Pointe, Lyra Pointe and Nova Pointe. Lennar's side carries Roxbury, Granbury, Queensbury, Ascend and Vista Park.
Practically, that gives you three tiers: attached product for the lowest entry point, mid-size single-family for the widest selection, and the larger two-story Lennar plans at the top. Call me and I will tell you which pockets actually trade and which ones sit.
| Home type | Character | Size range |
|---|---|---|
| Townhomes & condos | Lennar Roxbury condos; Horton townhome series including Lyra, Mira, Rigel and Tucana Pointe | ~1,160 to ~1,790 sq ft |
| Mid-size single-family | The core of the plan, one- and two-story; Aries Pointe is typical | ~1,700 to ~1,900 sq ft |
| Larger two-story | Nova Pointe on the Horton side; Granbury and Queensbury from Lennar, up to 4.5 baths | ~2,100 to ~3,350 sq ft |
Sizes are the original builder offerings. Active listings in the community have run from the mid-$300s to the mid-$500s; ask me for a dated MLS band on the tier you want.
The amenity package here is parks and trails rather than a private clubhouse or golf, and the parks are built out. There are three inside the community plus two walking and bike path corridors, all open 6 a.m. to 10 p.m.
Galaxy Park The 9 to 10 acre centerpiece, with separate small and large dog parks, a disc golf course, lighted pickleball courts, volleyball and basketball courts, fitness areas, playgrounds and covered picnic spots. | Atlas Park The second 9-acre park, and the one with the splash pad, which is the amenity people actually use from May through September. It also carries pickleball, basketball and volleyball courts and covered picnic areas. |
Orion's Belt Park and the trails The third park, with playgrounds and walking trails, plus two dedicated walking and bike paths that thread the neighborhoods together. The trail corridor was part of the original plan, so it connects rather than dead-ends. | Floyd Lamb Park at Tule Springs A large regional park a short drive west with lakes, picnic areas and walking loops, next to Tule Springs Fossil Beds National Monument. Aliante Nature Discovery Park is in the same orbit. |
~$465K Median sale price in ZIP 89084, August 2026, up 7.4% year over year Redfin put the North Las Vegas median sale price at $422,470 for the three months through August 2026, up 1.8% year over year, with 46 median days on market and a 99.1% sale-to-list ratio. The 89084 ZIP that Valley Vista sits in ran higher, at $464,799. Valley-wide, Las Vegas Realtors reported a $475,000 median for existing single-family homes in August 2026, down about 1% from a year earlier. Valley Vista itself tends to trade below its own ZIP median, which is what you would expect from a plan heavy on attached product and mid-size floor plans. Pricing discipline matters more here than it did in 2021, and the subdivisions are close enough in name and far enough apart in price to burn you. I would not list here without a tight comp set. North Las Vegas and 89084 figures are Redfin, August 2026. Community-level MLS statistics available on request. | HOA, in plain terms The Valley Vista Community Association master assessment is $57 per month. Most subdivisions inside the plan also carry their own sub-association dues on top of that, and attached product typically runs higher because exterior maintenance is bundled. Exterior changes need approval from both associations, so get the specific subdivision's fee and rules in writing before you write an offer. Getting around

Here are the figures I could source. Anything I could not confirm is left out, because I would rather tell you I do not know than hand you a made-up number.

The residential side is done. The community association reports the plan finished in January 2026 at 3,469 homes, which means D.R. Horton and Lennar are out of new inventory here and everything trading is resale. That is a real change from 2020 and 2021, when this was one of the top-selling master plans in the country.
What is still moving is everything around the homes. The original plan set aside land for neighborhood commercial and an elementary school site, and the community association has referenced a planned grocery store and an emergency room facility. The question now is not whether more rooftops are coming, it is which of those commercial pieces actually get delivered and when, so confirm current status before you count on any of them.
Twenty-two neighborhoods sounds like a lot until you realize they sort into a handful of decisions: attached or detached, one story or two, and how close you want to be to a park.
You want the lowest entry point Roxbury condos and the Horton townhome series, roughly 1,160 to 1,790 sq ft, with exterior maintenance usually bundled into the sub-association fee. | You want a single-story plan One-story single-family homes exist alongside the two-story product and are the tightest supply in the plan, so expect to move fast. |
You want four or five bedrooms Nova Pointe on the Horton side, or Granbury and Queensbury on the Lennar side, up to about 3,350 sq ft. | You want to walk to a park Homes near Galaxy, Atlas or Orion's Belt Park, or on one of the two trail corridors. Tell me if the splash pad or dog parks are the draw and we will map the search around them. |
The honest pros Newer housing stock across the board, mostly 2018 to 2024, so systems and roofs are young A $57 master assessment is modest for a plan with three built-out parks Two 215 interchanges, so you are on the freeway fast in either direction | The honest trade-offs Most subdivisions add a sub-association fee on top of the master assessment Build-out is finished, so there is no builder inventory or builder incentive, only resale Similar-sounding subdivisions trade at noticeably different prices, so overpricing gets punished |
The tax math is the first thing most California buyers ask about, and it is the easiest part of the conversation. Nevada has no state personal income tax. On the property side, Nevada caps the annual increase on your tax bill at 3% for an owner-occupied primary residence and up to 8% for other property. Homes in their first year of new construction do not qualify that fiscal year, which is worth knowing on a recent build. The practical move for a California buyer is to fly in for a weekend, drive Decatur and Elkhorn at rush hour, walk Galaxy Park and Atlas Park, and then decide whether attached or detached makes sense. I will build the tour around what you actually want to see. Plan Your Move to Las Vegas | California → Nevada
