Homes for sale behind a staffed gate in Henderson, from Lake Las Vegas condos to MacDonald Highlands customs, with the HOA and club costs explained before you tour.
Henderson has more staffed gates than any part of the valley outside Summerlin, and they are not all at the top of the market. Working roughly from the foothills down to the lake:
Anthem Country Club (89052). The guard-gated golf section of Anthem, with the widest price range of any staffed gate in the city because it runs from attached homes to custom estates on the course. Not to be confused with Sun City Anthem next door, which is not gated.
Seven Hills (89052). The master plan is open, but several enclaves inside it, Roma Hills and Marquis among them, sit behind their own staffed gates, with Rio Secco golf lots and Strip views on the upper streets.
MacDonald Highlands and Ascaya (89012). The custom hillside communities above Green Valley. DragonRidge golf at MacDonald Highlands, terraced view lots at Ascaya, and the highest price points in Henderson.
Lake Las Vegas (89011). SouthShore is the guard-gated custom side. MonteLago Village on the north shore is where the most affordable guard-gated addresses in Henderson are, mostly condos and townhomes on the water.
Tuscany (89011). A staffed gate at a production-home price, which is rare, plus a rec center and its own golf course. This is where we send buyers who want the gate without the custom-home budget.
A few gated condo and townhome communities in Green Valley (89014 and 89074) also come up in the search. When we pulled the numbers in late September 2026, about a third of the guard-gated listings in Henderson were priced under $600,000, and about half were over a million. It is two markets behind the same kind of gate.
A gated community has a gate with a code, a transponder or a call box. A guard-gated community has a person in a gatehouse, usually around the clock, who checks a guest list, logs vendors and calls you before letting anyone through. The MLS flags both as "gated," which is why a plain gated search in Henderson returns a much longer list than this page. The listings here are pulled on the words "guard gated" in the listing, and we confirm the gate is actually staffed before we send you anything.
The distinction matters for one reason above all others: a staffed gate is a payroll. It is usually the single largest line in the HOA budget, it never goes away, and it is why guard-gated dues run higher than the code-gate community down the street for otherwise similar homes.
We will not print dues here because they change and they vary by enclave, but here is the structure. Most guard-gated homes in Henderson pay two associations: the master plan, which covers the common areas, and a sub-association for the gated enclave, which pays for the gatehouse, the private streets and the landscaping inside the gate. Seven Hills and Anthem both work this way. Some communities fold it into one bill.
On top of that, the golf communities may have a club membership that is separate from the HOA. In some it is optional, in some a social membership is required to own, and the initiation and monthly amounts are their own negotiation. Then there are one-time costs at closing: transfer fees and a capital contribution to the reserve fund, which in a guard-gated community can be a real number. Small things, and they add up. Every guest, delivery and contractor goes on a list or gets called in. Ride-share drops at the gatehouse in some communities. Nobody drives by your open house, so showings are by appointment and buyers are escorted, which cuts down on foot traffic but also on tire-kickers. Short-term rentals are prohibited in essentially every guard-gated community in Henderson, and the gate makes that easy to enforce. And the architectural rules tend to be the strictest in the city, down to paint colors and where the trash cans sit.
Some buyers love all of that. Some find out in the first month that they do not. We would rather have that conversation on the first showing than after closing.
Compared with the same home outside the gate, yes, there is a premium, and it holds up because the gate also tends to sit around the golf course and the view lots. Two caveats. First, the next buyer has to accept the dues along with the house, so the premium is limited by what the monthly looks like. Second, the HOA's financial health is part of your resale value in a way it is not elsewhere. A guard-gated association with thin reserves has one lever, a special assessment, and buyers' agents read the reserve study. We read it before you buy, for the same reason.
The HOA package, all of it. Budget, reserve study, the last two years of dues increases, any pending litigation, and the minutes, which is where you find out about the gatehouse contract dispute or the road repaving that is coming.
Both associations, if there are two. Buyers regularly budget for the master and forget the sub. We pull both sets of documents.
Club obligations. Whether a membership is required, what it costs to join and to keep, and whether the seller's membership transfers or you start over.
Rental and use restrictions. Minimum lease terms, guest limits, whether you can run a business from the home, and pet rules. These are stricter behind a gate and they are enforced.
The lot itself. Hillside drainage in MacDonald Highlands and Ascaya, golf-ball exposure on course lots in Anthem and Seven Hills, and slope stability on the terraced lots. A guard gate does not inspect the retaining wall for you.
No. Sun City Anthem is an open 55+ community. Anthem Country Club, next to it, is the guard-gated section, and the two are different HOAs with different rules and costs.
MonteLago Village at Lake Las Vegas for condos, Tuscany for a detached production home, and the attached homes inside Anthem Country Club. All three have their own trade-offs, and the dues on a condo can rival a house payment's worth of difference, so we run the full monthly before you pick one.
It depends on the community and sometimes on the enclave within it. We confirm the current membership requirement with the club directly, because it is not always what the listing says.
Generally not. The gate needs a name from the listing agent or the buyer's agent. That is one reason these homes get fewer casual showings and more serious ones, and it is why we schedule tours in blocks by community so you are not sitting at three different gatehouses in one afternoon.
Not in the ones listed above as a rule; those assessments are an Inspirada and Cadence issue. We still check the tax bill on every home, because a special improvement district can attach to a specific parcel even where the community as a whole does not carry one.
