Where are the single-story homes in Henderson?

When we pulled the numbers in late September 2026, about four in ten active Henderson listings were single-story, and they were not spread evenly. Three kinds of neighborhoods carry most of the one-level inventory.

The age-qualified communities. Sun City Anthem is the largest single source of single-story homes in the city, and Solera at Anthem, Sun City MacDonald Ranch, Heritage at Cadence and Del Webb at Lake Las Vegas are built almost entirely on one level by design. Roughly a quarter of Henderson's single-story listings sit inside these 55+ communities, which matters if you are under 55, and we cover that below.

Older Henderson. In 89015 and 89002, about half of what is for sale is single-story. These are the original ranch houses from the 1960s through the 1990s on lots that are bigger than anything the production builders have put up since. Prices are among the lowest in the city, and the homes need the most careful inspection, which we get into below.

Custom and semi-custom on view lots. Seven Hills, MacDonald Highlands and the custom lots at Lake Las Vegas have a steady run of one-level homes because buyers at that price point ask for them. These are the homes that push the average single-story price in Henderson well above the citywide number, so do not let the average scare you off the rest of the list.

The thin spots are Green Valley Ranch (89074) and the newer sections of Inspirada and Cadence outside the 55+ enclaves. Lots there run narrow and the builders put most of their plans on two floors. If you want one level in a newer master plan, expect a short list and be ready to move when one comes up.

Do you have to be 55 or older to buy a single-story home in Henderson?

No. About three quarters of the single-story listings in Henderson are in open communities with no age requirement. The other quarter are in age-qualified 55+ communities, and those come with rules: typically at least one permanent resident must be 55 or older, and the HOA verifies it before you can close. Each community sets its own policy on other residents and on guests, so we confirm the current rules with the HOA before you write, not after.

The practical effect is that the search results on this page mix both. If you are under 55, tell us and we will strip the age-qualified listings out of your search so you are not touring homes you cannot buy. If you are 55 or older and want the amenity package that comes with Sun City Anthem or Heritage at Cadence, we will focus there and explain how the transfer fees and reserve contributions work in each one.

What should you check on an older Henderson ranch home?

The single-story homes in 89015, 89002 and the older parts of 89014 are where you get the most house and the most lot for the money in Henderson, and where the inspection matters most. A one-level home puts every room under the roof, so the roof, the attic insulation and the HVAC are the whole ballgame.

Roof and HVAC. Many older Henderson homes run a packaged heating and cooling unit on the roof. We check its age, the curb it sits on and the condition of the roofing around it, because that is where leaks start. Flat-roof sections on 1960s and 1970s homes get extra attention.

Plumbing and wiring. Polybutylene supply lines were common in valley homes built from the late 1970s into the mid 1990s and insurers do not like them. Some 1960s and 1970s homes still have aluminum branch wiring. Neither is a deal killer, but both belong in the price.

Lot and utilities. A big lot in 89002 may mean a septic system, an irrigation setup that costs real money to run, and a shop or RV pad that was never permitted. We check what the county and the city have on file.

Windows, coolers and solar. Original single-pane windows and an evaporative cooler on the roof tell you the summer power bill story before you see it. A solar array on an older home is often leased, and the lease transfers to you, so we read it before you commit.

Does single-story cost more per square foot in Henderson?

On a comparable lot in a comparable neighborhood, usually yes, because a one-level home needs more land for the same living area and a bigger roof and foundation per square foot. That is exactly why the production builders in Inspirada, Cadence and Green Valley Ranch went vertical on their narrow lots. It is also why a single-story plan in a newer community sells faster than the two-story version next door when both are priced right.

The exceptions are the 55+ communities, where nearly everything is single-story so there is no premium to speak of, and older Henderson, where the price per square foot is set by age and condition rather than by the floor count. We will not quote you a number here. Give us the neighborhood and we will pull the last six months of one-level versus two-level sales so you can see the gap for yourself.

What does one level mean for summer heat and power bills?

A single-story home has attic above every room, so insulation depth and attic ventilation drive the July bill more than anything else. Tile roofs shed heat better than shingle. A west-facing living room with a wall of glass will cook from May through September without shade. And the foothill neighborhoods, Anthem, Seven Hills and MacDonald Highlands, sit above the valley floor and run a few degrees cooler in the evening than Green Valley or Whitney Ranch.

The upside is that one system cools one floor. Two-story homes in this climate often need two units or a zoned system to keep the upstairs livable, and single-story owners skip that. Ask the seller for twelve months of power bills. We request them on every single-story home we write on, and the number tells you more than the listing description ever will.

Is a single-story home easier to sell later?

In an open community, yes, in our experience. One level appeals to more buyers than two, it is the plan most relocation buyers from California ask us for first, and in a market like Green Valley Ranch where single-story is scarce, a clean one-level home gets attention the day it lists. In the age-qualified communities the answer is more nuanced: the buyer pool is smaller by definition, and pricing follows the amenity package and the HOA's health more than the floor count.

What hurts resale on a single-story home is the same thing that hurts it anywhere: deferred maintenance on the roof, an old HVAC and a yard that has gone to gravel and dead stumps. Keep those three in shape and a one-level home in Henderson holds its buyer pool.

Henderson single-story home FAQ

Does a home with a loft or a bonus room over the garage count as single-story?

Not on this page. The listings here are filtered on the MLS stories field set to one. A home with a loft or an upstairs bonus room is entered as two stories, even if every bedroom is downstairs. If a downstairs primary suite is all you need, that is a different search and we can run it.

Does a casita count?

Yes. A detached or attached casita on one level does not change the story count. Plenty of the single-story homes in Anthem, Seven Hills and Lake Las Vegas have one.

Can I find a brand-new single-story home in Henderson?

Yes, but the selection is narrow outside the 55+ communities. Most new-construction single-story plans in Henderson right now are in the age-qualified neighborhoods. In the open communities a builder might offer one single-story plan among five or six, and it usually carries a lot premium. We track builder inventory and will tell you what is actually available rather than what the brochure shows.

Do SID or LID assessments apply to single-story homes in Henderson?

Only where the community carries one. Cadence, including Heritage at Cadence, and Inspirada have special improvement district or local improvement district assessments that show up on the property tax bill for a set number of years. Sun City Anthem and older Henderson do not. We pull the remaining balance and term on any home that has one before you write.

How do the 55+ HOA fees compare to a regular Henderson HOA?

Higher, because they pay for a rec center, pools, fitness facilities and staff that a standard master plan does not have. Whether that is worth it depends on how much of it you will use.
