The overview
The valley's flagship master plan

Summerlin covers about 22,500 acres along the western rim of the Las Vegas Valley, from the Spring Mountains foothills down toward the 215 Beltway. Howard Hughes assembled the land in the 1950s, the community was formally announced in 1988, and construction started in 1990 with the first village, The Hills. The first residents moved in during 1991. Thirty-six years later it is still building.

It is big enough that "Summerlin" by itself does not tell you much about a house. The master plan spans two jurisdictions, most of it inside Las Vegas city limits and Summerlin South in unincorporated Clark County, and the housing runs from 1990s production homes in the older northern villages to custom homesites on the highest ground in Summerlin West. Price, lot size, home age and HOA structure all change dramatically depending on which village you are standing in.

The part that has held up over three and a half decades is the framework: connected trails, parks in walking distance of most neighborhoods, schools built into the plan, a hospital, and since 2014 a real town center at Downtown Summerlin. That is why resale demand here stays strong even in slower years, and it is why I spend most of my time with Summerlin buyers narrowing down which village actually fits before we look at a single listing.

Home types & price bands in Summerlin

Summerlin was built village by village over 36 years, so the housing stock reads like a timeline. The northern villages went up in the 1990s and early 2000s and are mostly production single-family homes on modest lots. Summerlin South and the central villages followed. Summerlin West, which is where nearly all of the current construction sits, is higher, newer and larger, and it carries the highest prices in the master plan outside the guard-gated enclaves.

Attached housing is a real part of the mix now, not an afterthought. Condos and townhomes are clustered in Summerlin Centre near Downtown Summerlin, in Redpoint Square, and in Kestrel Commons, and they are the practical entry point into a Summerlin address. At the other end sit The Ridges, The Summit Club, Red Rock Country Club and the La Madre Peaks custom homesites, each of which has its own market and its own page on this site.

Lifestyle & amenities

What you actually get living here

The amenity package is the reason Summerlin has stayed at the top of national master-plan sales rankings for three decades. Howard Hughes reports more than 200 miles of trails, over 300 parks, 10 golf courses and 26 public, private and charter schools inside the plan, plus a hospital and a town center. Here is what that looks like day to day.

Downtown Summerlin

Opened in 2014 as the town center: open-air shopping, restaurants, offices at 1700 Pavilion and Meridian, and a run of newer retail including Whole Foods Market that opened in 2025. It is the anchor most residents drive to first.

Red Rock Canyon and the trail network

Summerlin's western edge runs against Red Rock Canyon National Conservation Area, protected through BLM land exchanges in 1988 and 2002. Inside the plan, more than 200 miles of trails tie the villages together, and the arroyo parks in Kestrel and Redpoint are part of that system.

Golf

Ten courses sit inside or adjacent to the master plan. TPC Summerlin is private and hosts the PGA Tour's Shriners Children's Open. Bear's Best Las Vegas, a Jack Nicklaus design, opened in The Ridges in 2001, and Red Rock Country Club's first course opened in 2000 behind its guard gate.

Sports, medicine and schools on site

Las Vegas Ballpark, home of the Aviators, opened in 2019, and City National Arena, the Golden Knights practice facility, opened in 2017. Summerlin Hospital Medical Center opened in 1996, and Roseman University's College of Medicine welcomed its first physician class in 2025.

~$650K
Median sale price across the Summerlin neighborhood, Redfin, July 2026

For context, the valley-wide median for existing single-family homes was $475,000 in August 2026, down about 1% year over year according to Las Vegas Realtors. Summerlin sits well above that, and Redfin had the Summerlin neighborhood at a $650,000 median sale price, down 2.3% year over year, at $321 per square foot with 68 median days on market. The spread across the master plan is wide: Summerlin North at $494,761, Summerlin West at $786,612 and Summerlin South at $799,359, all August 2026.

The pattern across all of those sub-markets is the same. Days on market are up meaningfully from a year ago, sitting in the 64 to 70 day range, and Redfin's competition scores for Summerlin land in the low 40s out of 100 with the average home selling about 3% under list. That is a market where a correctly priced, well-prepared home still moves and an optimistic list price sits. If you are buying, you have room to negotiate. If you are selling, the price you pick in week one decides how the whole thing goes.

Community figures are Redfin neighborhood and place data as of July and August 2026 as noted. Valley median is Las Vegas Realtors, August 2026. Figures change monthly and do not describe any individual street.

HOA, in plain terms

Almost every Summerlin home carries at least two layers: the Summerlin master association and a village or sub-association. Guard-gated villages add the cost of staffing the gate, and attached-home associations add exterior and roof maintenance. Some of the newer west-side neighborhoods also carry SID or LID assessments on the tax bill, which are separate from dues and can run for years. Dues and assessments vary by sub-association, so pull the resale package for the specific address and add up every layer before you write an offer.

Build out & new supply

How much of Summerlin is left to build?

About 4,000 acres. Howard Hughes reports roughly 4,000 developable acres remaining out of the original 22,500. Ten new neighborhoods opened across the plan in 2025, in Kestrel, Kestrel Commons and Grand Park Village, and the developer said 11 more were anticipated for 2026. Astra at La Madre Peaks added 167 custom homesites across 171 acres at the highest point in the valley.

Where new construction isSummerlin West

Nearly all of the new supply is in Summerlin West, west and north of the established villages. Resale homes in Summerlin North and Summerlin South are priced against that new inventory a few miles away, so condition and updates carry more weight in resale pricing than they would in a market with no new construction nearby.

Villages

The single most useful thing to understand about Summerlin is that the village sets the product. Older villages in the north and south are finished and trade as resale. Summerlin West holds nearly all of the current construction. The guard-gated enclaves operate as their own markets with their own price levels and membership rules.

Below is how I group them when a buyer first calls. Price levels come from Redfin sub-market data where a clean figure exists, and I have left them off where it would mean guessing. For the gated enclaves, use the individual village pages on this site.

Building new in Summerlin

Summerlin closed 2025 with 10 new neighborhoods opening and more than 115 floorplans available across 20-plus neighborhoods, and Howard Hughes said it anticipated 11 more neighborhoods in 2026. Builders behind the 2025 openings included Toll Brothers, Lennar, Taylor Morrison, KB Home, Tri Pointe Homes, Richmond American Homes, Pulte Homes and Sekisui House under its SHAWOOD brand.

Two practical notes. First, builder lineups rotate fast here. A neighborhood that was releasing lots last quarter can be down to final inventory this quarter, so the useful question is which builders have open neighborhoods on the day you are shopping, not which ones have built in Summerlin historically. Second, register me with you on your first visit to a sales office. Builder representatives work for the builder. I negotiate the incentive package, review the purchase agreement, track the build and handle the walkthrough on your side, and it does not change your price.

Compare any new build against resale on a price per square foot basis before you commit. In a market where Summerlin homes are averaging around 3% under list and sitting for two months, a lightly used five-year-old home in an established village can beat a new build on total cost once you price out landscaping, window coverings and the lot premium.

Schools

Schools inside the Summerlin master plan

Schools were written into the Summerlin plan from the start. The first two public campuses, Lummis Elementary and Becker Middle, opened in 1993, Palo Verde High School opened in 1997, and Bishop Gorman High School relocated into Summerlin in 2007. Howard Hughes counts 26 public, private and charter schools inside the master plan today.

Public campuses named on Summerlin's own schools listing include Ober, Goolsby, Staton, Bonner, Lummis, Givens, Bryan, Berkley and Vassiliadis elementary schools; Becker, Faiss and Rogich middle schools; and Palo Verde High School plus West Career and Technical Academy. Charter options listed include Discovery Charter School and Doral Academy Red Rock. Private campuses listed include The Adelson Educational Campus, The Alexander Dawson School at Rainbow Mountain, Bishop Gorman High School, Faith Lutheran Middle School and High School, Faith Community Lutheran Academy, The Meadows School, St. Elizabeth Ann Seton Catholic School, The Merryhill School and Shenker Academy.

One important caveat: being inside Summerlin does not mean a given address is zoned to the nearest campus. Clark County School District sets attendance zones and adjusts them, and magnet and career-technical programs have their own application processes. Run the exact address through the CCSD zone lookup before you make an offer, and confirm current enrollment status directly with any private or charter school you are considering.

Moving to Summerlin from California

Summerlin is the first place most California buyers ask me about, and usually for the right reasons. The trail system, the parks and the proximity to Red Rock Canyon read as familiar if you are coming from a coastal planned community, and the tax math is the part people run twice because they do not believe it the first time. Nevada has no state income tax, and annual property tax increases on an owner-occupied primary residence are capped.

Two things to plan for. First, decide early between new construction in Summerlin West and resale in the established villages, because they are different transactions with different timelines and different negotiating levers. Second, get the full carrying cost in writing before you commit: master association, sub-association, any club membership, and any SID or LID assessment on the parcel. That number, not the list price, is what people get surprised by after closing.

Summerlin real estate FAQ

How much do homes cost in Summerlin?

Redfin put the Summerlin neighborhood median sale price at $650,000 as of July 2026, down 2.3% year over year, against a valley-wide existing single-family median of $475,000 in August 2026 from Las Vegas Realtors. The range inside the master plan is enormous, from attached homes in Summerlin Centre to custom homesites at La Madre Peaks, so the median is a starting point, not a quote.

Which Summerlin villages are selling new homes right now?

Summerlin's own village list currently shows seven actively selling villages and districts: Grand Park, Kestrel, Kestrel Commons, La Madre Peaks, Redpoint Square, Summerlin Centre and The Peaks. Nearly all of them are in Summerlin West. Everything else in the master plan is resale.

Which builders are active in Summerlin?

The neighborhoods that opened in 2025 were built by Toll Brothers, Lennar, Taylor Morrison, KB Home, Tri Pointe Homes, Richmond American Homes, Pulte Homes and Sekisui House under the SHAWOOD brand. Builder lineups change by release, so check which builders have open neighborhoods on the date you are shopping.

How big is Summerlin and is it finished?

About 22,500 acres, with roughly 4,000 acres still to develop. Development began in 1990 and is still going, with new neighborhoods opening in Summerlin West.

How do Summerlin HOAs work?

You will normally pay a Summerlin master association assessment plus a village or sub-association assessment, and attached homes and guard-gated villages add more. Some newer neighborhoods also carry SID or LID assessments on the property tax bill. Amounts vary by sub-association, so get the resale package for the exact address.

Which schools serve Summerlin?

Summerlin has 26 public, private and charter schools inside the master plan, but zoning is set by Clark County School District and changes over time. Run the exact address through the CCSD zone lookup, and I can point you to the charter and private campuses inside Summerlin if you want to compare options.
