A local team's complete guide to Ascaya, the guard-gated custom-home enclave in Henderson's McCullough Range, covering homesites, finished homes, the clubhouse, pricing and what building here really involves.

Ascaya sits in the McCullough Range on the southeast edge of Henderson, above the rest of the valley. Almost everything here is custom. You buy a homesite, hire an architect and builder, and get your plans through the Ascaya Architectural Review Committee. The style is desert modern: flat roofs, big glass, and homes shaped around the contours of the hillside. The project has a long story. Ground was broken in the mid-2000s, sales stopped after the 2008 crash, and the community reopened in 2014. According to the Review-Journal, the site required moving about 15 million cubic yards of earth to create the homesites and roads. Today it is one of the most active custom-home builds in Southern Nevada, with finished homes, homes under construction and plans in review all at once. What you are really buying at Ascaya is land and a view. Many homesites look out over the Las Vegas Valley and the Strip, and the upper Cloud Rock sites also face the McCullough Range and Sloan Canyon National Conservation Area. If you want a resale home with a pool already in, the inventory is thin. If you want to build exactly what you picture, this is one of the few places in the valley set up for it. | Ascaya at a glance

Ascaya has three ways in: buy a finished custom home on resale, buy a homesite and build, or buy one of The Canyon Residences, a lock-and-leave product with less land to manage. The developer's own listings recently showed The Canyon Residences from $2.9M, Estate homesites from $1M, and Desert Design Study Homes from $11.6M.
Resale custom homes trade rarely and vary enormously by lot, view and finish level, so a single median tells you very little. Redfin recorded only two sales in its trailing window to March 2026. When you are serious, I pull every Ascaya sale going back a few years and compare view corridors and lot size, not just square footage.
| Home type | Character | Typical range |
|---|---|---|
| Estate homesites | Half an acre to over two acres, build on your own timeline | From about $1M (developer pricing) |
| Cloud Rock homesites | Highest ridgelines, largest lots, 360-degree views | About $2M to $18M (developer, 2025 release) |
| The Canyon Residences | Condominium homes, roughly 3,500 to 4,500 sq ft | From about $2.9M (developer pricing) |
| Finished custom estates | Desert modern, most 4,500 sq ft and larger | Multi-million; varies widely by lot and view |
Pricing reflects developer-published starting prices and Review-Journal reporting as of 2025-2026. Availability changes quickly. Ask me for current MLS inventory.
Ascaya's amenities center on a private clubhouse the Review-Journal reported at $25 million, plus trails that run through the hillside. Homesite owners get amenity access from day one, even before they build.
The clubhouse Private clubhouse with dining, fitness and wellness space, and event rooms. It functions as the social hub of the community. | Zero-edge pool The developer describes a zero-edge pool with lap lanes and private cabanas, facing out over the valley. |
Courts and park Tennis and pickleball courts plus a community park inside the gates. | Private trails Miles of trails through the ridgelines, with Sloan Canyon National Conservation Area as the backdrop for the upper sites. |
~$8.6M Redfin median sale price, 3 months to March 2026, based on 2 sales Redfin showed a median sale price around $8.6 million and about $1,500 per square foot for the three months ending March 2026, with a median of 210 days on market. That was down about 47% from a year earlier, but with only two sales in the window, one trade can swing the number either way. Treat it as a snapshot, not a trend. For context, the valley-wide existing single-family median was $475,000 in August 2026 per Las Vegas Realtors. Ascaya is a separate market entirely. Pricing here is driven by view, lot size, elevation and build quality, and the right comparison is often other custom enclaves like MacDonald Highlands rather than Henderson as a whole. Market figures from Redfin's Ascaya neighborhood page as of March 2026 and Las Vegas Realtors as of August 2026. Low sale counts make medians volatile. | HOA, in plain terms Ascaya has a master HOA that covers the gate, security patrols, common areas and clubhouse operations. The Canyon Residences carry an additional sub-association fee on top of the master dues. Dues change, so I always get the current resale package and budget before you write an offer. Building also means architectural review fees and deposits, which I will walk through with you. Getting around

Here is what the public record and the developer's own reporting actually say about Ascaya. Where a number is not solidly sourced, I left it out.
67 Completed homes (April 2025) | 27 Under construction or permitting | 20 Plans in architectural review |
58 Final Cloud Rock homesites | 1.6 to 6.6 Acres per Cloud Rock homesite | 2014 Year sales reopened |
Construction counts are from the developer's April 2025 announcement and Review-Journal coverage. These numbers move as homes are completed.
Yes. In 2025 Ascaya released the Cloud Rock Collection, which the Review-Journal described as the final homesites in the community, on its highest ridgelines. At the same time The Canyon Residences, a 51-unit condominium product across 31 buildings, began closings and move-ins. So you will see construction activity here for years as owners build out their lots.
That matters for buyers. Living in Ascaya today means living near active job sites. On the other hand, once the remaining homesites are gone, the only way in is resale. The developer does not require owners to build on a timeline, so some lots may stay vacant for a while.
Ascaya is small, but where you land inside it changes the experience a lot. Here is how I break it down.
You want to build exactly what you picture Estate homesites give you room for a full custom build, and you can take your time. Budget for design, review and roughly 18 to 24 months of construction per the developer. | You want the biggest views and the most land The Cloud Rock homesites are the highest and largest in the community, with views over the valley, the McCullough Range and Sloan Canyon. |
You want Ascaya without building Look at The Canyon Residences or finished resale estates. You get the gate and the clubhouse with no construction project. | You want lock-and-leave living The Canyon Residences carry a sub-association that handles more of the exterior, which suits a second-home or part-time schedule. |
The honest pros True custom building with architectural review that protects the overall look 24-hour guard gate, roving patrol and a private clubhouse Valley and Strip views from much of the community | The honest trade-offs Very thin resale inventory and slow, volatile price data Ongoing construction nearby for years to come No golf inside the gates; DragonRidge and other clubs are outside Ascaya |
Ascaya is sold in distinct collections. Starting prices below are the developer's published figures and move frequently, so treat them as a guide and ask me for what is actually available.
| Collection | What it is | Starting point |
|---|---|---|
| Estate homesites | Custom lots, half an acre to over two acres | From about $1M |
| Cloud Rock Collection | Final release, highest ridgelines, 1.6 to 6.6 acres | About $2M and up |
| The Canyon Residences | 51 condominium homes in 31 buildings | From about $2.9M |
| Desert Design Study Homes | Developer-built move-in-ready estates | From about $11.6M |
Every home goes through the Ascaya Architectural Review Committee before City of Henderson permits. The Review-Journal reported a 4,500 square foot minimum on most streets, and the developer puts typical construction at 18 to 24 months from start to move-in.
My advice: get the lot-specific design guidelines, a geotechnical review and a builder's rough budget before you close on a homesite. Hillside sites vary a lot in how much work the foundation and driveway need.
A lot of my Ascaya conversations start with someone who has built or owned high-end property in California and is tired of the tax bill. The math is real: Nevada has no state income tax, and property tax increases on an owner-occupied home are capped at 3% a year. On a multi-million-dollar home those two things add up quickly. The adjustment is building in the desert. Hillside lots, heat, and solar exposure change how architects design here, so I connect clients with local architects and builders who have already worked through Ascaya's review process.
