The overview
A resort community built around water

Lake Las Vegas sits at the far east end of Henderson, at the end of Lake Mead Parkway and right next to the Lake Mead National Recreation Area. The center of it is a 320-acre man-made lake, held back by an earthen dam 192 feet tall and 4,800 feet long, that started filling in 1991 with raw Lake Mead water. The development around it covers roughly 3,592 acres, so this is a full master plan, not a single subdivision.

The history here is unusual and it matters when you buy. Transcontinental Properties built the lake and the early villages, the project drew big resort money in the late 1990s, and then the ownership entity filed Chapter 11 in July 2008 and came out of bankruptcy in July 2010. One of the three golf courses, The Falls, closed in 2009 and never came back. Since then the place has been rebuilt piece by piece, and the last few years have brought real new construction again from Toll Brothers and Blue Heron.

What you are actually buying is a self-contained resort setting: two Jack Nicklaus courses, two resort hotels, a walkable lakeside village, trails, and water you can put a kayak or an electric boat on. It is a different product from the rest of Henderson, and it trades differently. I tell people to look at Lake Las Vegas on its own comps, not against Green Valley or Inspirada.

Lake Las Vegas has one of the widest spreads of any community in Southern Nevada. At one end are Mediterranean-style condos and townhomes in and around MonteLago Village that people buy as lock-and-leave or seasonal places. At the other end are custom waterfront estates in SouthShore with their own dock. In between are conventional single-family villages, some gated, some not, plus the newer builder product that has come online since 2025.

Three things move price inside the gates more than anything else: whether the home touches the water, whether it has a golf or lake view, and which village and gate it sits behind. Two homes with the same square footage can be very far apart on price for those reasons alone. Build era is the fourth lever, because original late-1990s and 2000s product finishes differently than what Toll Brothers and Blue Heron are delivering now.

The amenity list at Lake Las Vegas is real and it is mostly on the water. You are also five minutes from the entrance to the Lake Mead National Recreation Area, which is a different kind of weekend than the rest of the valley offers.

Reflection Bay Golf Club

A Jack Nicklaus Signature design that opened in 1998, par 72 and about 7,184 yards, with five holes running along the lake shoreline. It hosted the Wendy's 3-Tour Challenge from 1998 to 2007 and plays as the resort-access course here.

SouthShore Golf Club

The private Nicklaus course inside the SouthShore village, about 6,925 yards, running from the shoreline up into the desert hills. Play is tied to club membership, so ask about current membership categories and cost before you assume access.

MonteLago Village

The walkable lakeside village center with shops, restaurants, a grocery stop and year-round weekend events. It is the part of Lake Las Vegas that feels like a town rather than a subdivision, and it is why the condos nearby hold their own niche.

The lake and the trails

Kayaks, stand-up paddleboards, eFoils, electric Duffy boats and dragon boat racing all run on the 320-acre lake, plus a trail network around the shoreline. Two resort hotels, the Hilton Lake Las Vegas Resort & Spa and The Westin Lake Las Vegas Resort & Spa, sit on the water with spas and dining.

Zillow Home Value Index for Lake Las Vegas, June 30, 2026, down about 3.2% year over year

For context, the Henderson median sale price was about $495,000 in August 2026 per Redfin, roughly flat year over year, at about $257 per square foot with a median 58 days on market. Valley-wide, Las Vegas Realtors put the existing single-family median at $475,000 in August 2026, down about 1% from a year earlier. Lake Las Vegas sits well above both of those, which is what you would expect from a community with this much waterfront and custom product in the mix.

The number that matters more here is time. Zillow had Lake Las Vegas homes going pending in about 70 days as of June 2026, which is slower than the Henderson pace. That is normal for a resort market with a lot of discretionary and second-home buying, and it is the single thing I prepare sellers for first. Price it to the actual sold comps in your village, not to what the neighbor is asking, or you sit.

Figures as of August and September 2026 from Redfin, Zillow and Las Vegas Realtors. Community-level values move quickly and cover a wide spread of product here. Drive times vary with traffic, so treat the distance facts as the reliable part.

HOA, in plain terms

Lake Las Vegas is layered. Every property pays into the master association that funds the resort-wide common areas and infrastructure, and then most villages have their own sub-association on top of that, which is where gate staffing, village landscaping and any village amenities get funded. A few pockets have a third layer. Transfer fees are charged at closing by each association you belong to, and some condo products carry their own structure. Newer homes may also carry a local improvement district assessment. Nevada requires you to get the resale package with the exact current dues before you close, so read it and ask me to walk the numbers with you.

Population & growth

Is Lake Las Vegas still growing?

Yes, and it is the most active it has been since before the downturn. Toll Brothers opened Incanta Lago inside Lake Las Vegas in July 2025, a gated neighborhood of homes from about 2,488 to 3,293 square feet with some homesites carrying direct lake access. Blue Heron is building Shoreline, a gated waterfront neighborhood with plans from about 2,750 to 3,659 square feet and beach entry to the water, and it has two neighborhoods going at The Island, Velaris and Arvada, with larger contemporary homes.

What that means for a buyer is that you now have a genuine choice between resale and new here, which was not really true ten years ago. It also means the resale side has competition, so if you are selling an older home in an established village, you are competing with a model home and a builder incentive. That shows up in days on market more than in price, and it is worth planning for before you list.

The villages here are genuinely different products. Start with what you want out of the water and the gate, then work backward to the home.

You want a lock-and-leave
Look at the condos and townhomes in and around MonteLago Village. You get the walkable village, dining and the lake out the door, exterior maintenance handled, and a smaller footprint. Check the specific association's rental and transfer rules early, because they vary by building.
You want the water in your backyard
That means SouthShore, The Island or the waterfront homesites in the newer Toll Brothers and Blue Heron neighborhoods. Dock rights are not universal, so confirm in writing what is attached to the specific lot before you write an offer.
You want a private golf club
SouthShore is the gated village built around the private Nicklaus course. Reflection Bay is the resort-access course on the other side of the lake, so if you want daily play without a membership, look at the villages near it instead.
You want new construction
Incanta Lago from Toll Brothers and Shoreline and The Island from Blue Heron are actively selling. Bring me with you on the first visit to the sales office. Builder representation gets registered at the door and it is hard to add later.

The villages, and how they differ

People say "Lake Las Vegas" like it is one place. It is a collection of villages with different gates, different associations and different housing, and the differences are the whole game when you are choosing where to write.

SouthShore was the first private community developed here, starting around 1993, and it is built around the private Nicklaus course. MonteLago Village is the walkable core with the condo and townhome product and the shops and restaurants. The Island is the newer gated waterfront enclave where Blue Heron is building Velaris and Arvada. Incanta Lago is the gated Toll Brothers neighborhood that opened in July 2025, and Shoreline is Blue Heron's gated waterfront neighborhood with beach entry to the lake. Several established non-gated villages fill in between them.

How the dues actually stack here

Lake Las Vegas runs a layered association structure. Every property pays the master association, which funds the resort-wide common areas, the roads and the shared infrastructure. Then your village sub-association bills separately for whatever that village owns, which is usually landscaping, the gate and any village-level amenity. A handful of products, including some condos, carry a third layer or their own building assessment.

On top of the recurring dues, expect transfer fees at closing from each association you are joining, and check whether the home carries a local improvement district assessment, which is more common on newer construction. Golf club membership is separate from any HOA. Nevada requires the seller to deliver the common interest community resale package with the exact current figures before you close. Do not guess from a listing sheet, read the package, and send it to me if you want a second set of eyes.

The lake was built by Transcontinental Properties and began filling in 1991 behind a dam 192 feet tall and 4,800 feet long. The resort era followed: the Nicklaus courses, the hotels, and a lakeside village. The ownership entity then filed Chapter 11 in July 2008 and emerged in July 2010, and the rebuild has been gradual ever since.

Two practical consequences. First, the hotel at the north end has changed flags more than once, from Ritz-Carlton, which closed in May 2010, to Ravella in February 2011, to the Hilton Lake Las Vegas Resort & Spa in June 2013, so old listing copy and old reviews are often out of date. Second, The Falls course, a Tom Weiskopf design that opened in 2002, closed in 2009, so any listing describing three operating courses is wrong. There are two. Check the current status of anything a marketing piece promises here before it becomes part of your buying decision.

The tax math is usually the first reason California buyers call me, and it is real. Nevada has no personal state income tax, and owner-occupied primary residences are covered by a 3% annual cap on the property tax bill increase, with other property capped at up to 8%. On a second home or an investment property, that second number is the one to plan around.

The second thing to understand is that Lake Las Vegas is a destination inside the valley, not a commuter suburb. If someone in the household needs to be near the Strip, the airport or the medical corridor most days, drive it at your actual commute hour before you commit. If you are remote, retired or buying a second home, the distance stops being a factor and the setting starts doing the work.
