Every community we cover in Las Vegas, Henderson and North Las Vegas, ordered by how many homes were for sale on September 26, 2026, with a live count and listings on each page.
The number on each card is what that community's page showed when we built this index. It moves every day, and the live number is on the page itself. Counts are for the community as its page defines it: Summerlin is the whole master plan, while The Ridges, The Vistas, Reverence and Red Rock Country Club are villages inside it with their own pages. Centennial Hills is an area of northwest Las Vegas rather than a single master plan, which is why its number is so large.
100 or more homes for saleA big count means one of two things: a big community, or a community where homes are sitting. Summerlin and Lake Las Vegas are near the top because they are large. A small count means a small community, a scarce one, or both: The Ridges has fewer than forty homes for sale because it only has a few hundred homes, and any one of them can take months to find its buyer. The count tells you how much choice you will have. It does not tell you how good the community is, and it does not tell you how fast homes sell. For that, look at the days-on-market figure on each community page, and ask us for the sold history.
Two things to know about how the counts are built. Each community page defines its own boundary, and some are wide: Centennial Hills covers two zip codes of northwest Las Vegas, and Green Valley spans both the original 1980s sections and Green Valley Ranch. And a few pages count listings that are pending or coming soon alongside active ones, which is why the number on a page can be higher than what you see in a strict active-only search. When you want an exact active count for a specific community on a specific day, we will pull it from the MLS.
On the same day, an active-only search of the whole MLS by city returned roughly 7,100 residential listings in Las Vegas, 2,200 in Henderson, 900 in North Las Vegas and a little over 100 in Boulder City. The communities above are the ones we have built full pages for. If the community you are looking at is not on this list, it is either inside one of these, or it is one we cover through the city page, and either way we can search it.
The Summit Club in Summerlin and Villages of Tule Springs in North Las Vegas have community pages but no live listing feed at the moment, because the way the MLS names those subdivisions does not map cleanly to a search. We track both by hand. If either is on your list, ask and we will send you what is actually available.
The counts on the community pages update daily from the MLS. The order on this page is a snapshot from the date in the introduction and we refresh it periodically. If two communities are within a few listings of each other, treat them as tied.
Not by itself. It means there is more to choose from. Whether you have leverage depends on how fast those homes are selling and at what percentage of asking, which we track community by community. Ask us for the last ninety days of sold data before you decide how to write.
We build full pages for the communities buyers ask us about most, and we add more as the list grows. If yours is missing, it is still searchable, and if you are thinking about selling there we will pull the same data for it that you see on any page here.
Pick up to three communities from this list and tell us your budget. We will send you the last ninety days of sales in each, the current days on market, and the homes that fit, so you are comparing on what actually closed rather than on what is sitting.
