Wikipedia gives Spring Valley's boundaries as Sahara Avenue to the north, Decatur Boulevard to the east, Warm Springs Road to the south and Hualapai Way to the west. Clark County has not published a boundary we could confirm, and Chinatown Plaza, which is usually counted as Spring Valley, sits east of Decatur, so confirm the township for a specific address.
Clark County formed Spring Valley as an unincorporated town in May 1981 after a resident petition, according to Wikipedia. Stardust International Raceway was built on the land in 1965, and Pardee Homes bought the land around 1969 to 1970.
Chinatown Plaza opened in 1995 as a two-story center on about 7 acres at Spring Mountain and Wynn roads. It sold in June 2022 for $38 million, when it was about 92 percent occupied, the Review-Journal reported. The Chinatown district along Spring Mountain Road was designated in October 1999 according to Wikipedia and the Review-Journal, though one source says 2009. The official corridor runs from Las Vegas Boulevard to Rainbow Boulevard.
Clark County's parks locator lists several parks in Spring Valley. Spring Valley Community Park, at 7600 W Flamingo Road, has a fenced dog park, playground, volleyball court, splash pad and walking paths. Desert Breeze Park, at 8275 Spring Mountain Road, has 119 developed acres with soccer, baseball, football and softball fields, indoor and outdoor basketball, a skate park, a recreation center and an aquatic center. Paul Meyer Park, at 4525 New Forest Drive, has a community center, tennis courts and a spray park.
Prosperity Park is at 7100 Sandalwood Drive, Potosi Park at 2750 Mohawk Street, and Laurelwood Park at 4300 Newcastle Road. Whether a given park is inside Spring Valley depends on the boundary you use, so check by address.
Redfin lists a median sale price of $429,716 for Spring Valley in August 2026, down 5.9 percent from a year earlier, at $243 per square foot, with 644 homes sold, a median of 57 days on market and a sale-to-list ratio of 97.6 percent. The Census Bureau's 2020-2024 American Community Survey puts the median owner-occupied home value at $433,800. These figures include condos, townhomes and single-family homes together, so one number does not value a specific home.
We could not find an official source for HOA dues in Spring Valley, so ask for the HOA resale package for any home or condo, including reserves and special assessments. The schools Wikipedia associates with Spring Valley are a list of candidates, not zoning, so confirm the zoned schools by address with the Clark County School District.
