Eldorado sits at the northern edge of the valley, off Deer Springs Road, east of Aliante Parkway and south of the 215 Beltway. It covers about 1,080 acres.
Pardee Homes launched the community around 1989 and 1990 on land sold by the Bureau of Land Management, and Pardee was its primary builder. The Las Vegas Review-Journal reported that Pardee built just under 5,000 single-family homes in Eldorado and was down to its last two homes in August 2018, with 88 more under construction. The grand opening was held in a tent years before the 215 Beltway existed.
Pardee also extended Martin Luther King Boulevard north, and the road became Camino El Norte and Camino El Dorado. The Review-Journal described Eldorado as one of the projects that helped open the north end of North Las Vegas to later communities such as Aliante and Villages of Tule Springs.
Eldorado is mostly single-family detached homes, with some attached homes such as townhomes and condos mixed in. Neighborhoods.com shows sizes from about 1,070 to 4,280 square feet, with 2 to 6 bedrooms, built between 1989 and 2018. Pardee’s named neighborhoods include Eldorado Ridge and Eldorado Heights.
Because building ran for almost thirty years, age, finishes and floor plans change a lot from one street to the next. Check the year built on any listing you are considering, and ask about the roof, HVAC and plumbing on the older streets.
Redfin showed a median sale price of $464,776 for its El Dorado neighborhood in August 2026, up 5.6% from a year earlier, at about $224 per square foot, with 55 homes sold. Redfin’s boundary may not match Eldorado’s exact footprint, so treat the figure as a guide. The listings above show current asking prices, updated daily from the MLS.

HOA dues differ by neighborhood. Ask for the resale package on any address you are considering, and read the rules and the monthly amount before you write an offer.
Eldorado Park and James K. Seastrand Park are both on the City of North Las Vegas parks map. Eldorado is in the Clark County School District, and school assignment depends on the exact address, so confirm it with the district’s attendance zone lookup.
