History and layout

History, size and layout

The master plan began as Park Highlands, launched in 2005 by Olympia Cos., which bought the land at a federal land auction for $639 million. Olympia went bankrupt in 2009 and again in 2011, KBS acquired 1,375 acres in late 2011 for $21 million, and the North Las Vegas City Council approved splitting the project in 2014. The Review-Journal reported builders closing on land in May 2017.

The Review-Journal describes 1,280 developable acres of a 1,670-acre property and a maximum of 8,683 homes. Villages One and Two sit north of the 215 Beltway next to the Eglington Preserve, Village Three is south of the Beltway near the Revere Street exit, and Village Four is south of the Beltway east of North Fifth Street. That is the 2017 plan, so the layout may have changed. The site is about 1.5 miles east of Aliante, and the Mann Report puts it about 12 miles from downtown Las Vegas and 16 from the Strip.

Builders and neighborhoods

Builders and neighborhoods

Pardee Homes, KB Home and CalAtlantic were the first builders in Village Three in 2017. D.R. Horton's Heartland Trails, at 7442 Kyle Cove Drive, is a gated townhome community with three-bedroom, 2.5-bath plans of 1,309 to 1,410 square feet, listed from the $330,000s on an undated NewHomeSource page.

KB Home opened Sandstone at Tule Springs in September 2026 with more than 1,500 homes planned in four communities: Landings, Reserves, Meadows and Gardens. Homes are one- and two-story single-family and two-story townhomes of up to five bedrooms, from the $300,000s. Reserves at Sandstone, at 609 Sweet Paisley Avenue, lists homes of about 1,644 to 3,066 square feet from $454,990, before any homesite premium. KB Home says Sandstone has more than 12 acres of parks and trails with pickleball and basketball courts, horseshoe pits, ramadas, barbecue and picnic areas, playgrounds and a dog park.

Parks and nearby open space

Parks, the monument and civic sites

Tule Springs Fossil Beds National Monument covers 22,650 acres and was established December 19, 2014. The National Park Service lists an Aliante Kiosk parking area at North Aliante Parkway and West Moonlight Falls Avenue, reached from the 215 Beltway exit 43. We could not measure the distance from the community to a trailhead, so check the route before you count on it.

Floyd Lamb Park at Tule Springs, at 9200 Tule Springs Road, covers 680 acres with walking paths, fishing ponds, horse trails, picnic areas and mountain bike trails. It charges an admission fee. The 2017 master plan also included a 35-acre regional park and a fire station, and North Las Vegas planned a police area command in the master plan at West Deer Springs Way and Harwood Creek Street. We could not confirm the current status of either the park or the police station.
