Where are new homes being built in North Las Vegas?

Three places, and they are different products. North of the 215, Villages of Tule Springs, Valley Vista and Del Webb at North Ranch are the master-plan new-home market: multiple builders, a master HOA, community pools and parks, and in some cases a special improvement district on the tax bill. West of I-15 in 89084, around Aliante and the neighborhoods along Ann Road and Deer Springs, is where the most builder listings in the MLS were sitting when we pulled the numbers in late September 2026.

The third place surprises people: infill. Builders have been picking up leftover parcels inside the established 1990s neighborhoods in 89031 and 89032, near Craig Ranch Regional Park and Eldorado, and putting up subdivisions of a few dozen homes. No master-plan amenities, usually no SID, a smaller HOA or none, and you are ten minutes closer to the rest of the valley than the homes north of the 215. For a lot of buyers that trade is the right one.

Why does the MLS show only part of the new-home inventory?

Because builders list what they choose to. A spec home or a quick move-in that is close to done will usually be in the MLS. A lot you can still pick a plan for often is not, and some builders keep their entire inventory off the MLS and sell from the model. The listings on this page are the MLS view, tagged as new construction by the listing agent, and on any given day that is a fraction of what is actually available in North Las Vegas.

We track builder inventory directly, community by community, including the to-be-built lots, the standing inventory the builder is motivated to move at the end of a quarter, and the plans that are not on the website yet. Which builders are selling in North Las Vegas right now?

When we pulled the MLS in late September 2026, the builders with active North Las Vegas listings were Lennar, KB Home, D.R. Horton, Pulte and Del Webb, Pardee, Touchstone, Beazer and Tri Pointe. The first three had the most. That changes month to month as communities sell out and new phases open, so treat it as a snapshot.

Two things worth knowing across all of them. Fewer than a quarter of the new-construction listings were single-story, so if one level is the brief, the plan list is short. And the price band on the sample ran from the high $300,000s for a three-bedroom to the low $600,000s for a five-bedroom on a standard lot, which is still the lowest entry to a new home in the Las Vegas valley.

Should you bring your own agent to a new-home community?

Yes, and register us before your first visit, because most builders will not recognize an agent you bring in later. The sales office works for the builder. That is not a criticism, it is their job. Ours is to know what the builder actually gave the last five buyers on that street, which lots carry a premium and which do not deserve one, what the design center charges for the upgrades that matter at resale, and when the standing inventory is about to get a price cut.

In most North Las Vegas communities the builder pays the buyer's agent and the price to you is the same either way. We confirm that in writing for each community before you tour so there are no surprises.

What is different about buying new instead of resale?

Incentives instead of price cuts. Builders protect their base price because it sets the comps for the rest of the community. They negotiate with closing cost credits, design-center money and financing incentives, and those are usually tied to using the builder's lender. We run the builder lender's offer against an outside lender so you know whether the incentive is worth what it costs.

The SID. Several of the newer North Las Vegas master plans carry a special improvement district assessment that paid for streets and infrastructure. It sits on the property tax bill, on top of the regular tax, for a set number of years, and it is not in the advertised price. We pull the amount and term on every new home so it is in your payment math from the start.

Inspections still matter. New does not mean right. We recommend an independent inspection before drywall goes up on a to-be-built and a final inspection before closing on any new home, and we go through the builder's punch list with you.

Timing. A quick move-in can close in weeks. A to-be-built is months, and the contract will say the builder controls the schedule. If you are selling a home to buy, we sequence it so you are not paying for two or living in a hotel.

Resale next door. A three-year-old home in the same community, with the yard done and the window coverings in, sometimes costs less than the builder's base price plus what you will spend finishing a new one. We show you both before you decide.

Is a new home in North Las Vegas a good resale later?

Eventually, yes. In the first few years, be realistic: while the builder is still selling in your community, you are competing with new homes and the builder's incentives, and the builder usually wins that fight. Buy a new home in North Las Vegas because you plan to stay past the community's sellout, pick a lot and a plan that will still be scarce then (a corner, a single-story, a lot that backs to open space instead of a two-story neighbor), and finish the yard and the window coverings so the next buyer does not have to.

Can I negotiate the price on a new build?

On a to-be-built, rarely on the base price, often on incentives, upgrades and lot premiums. On standing inventory, especially near the end of a quarter or when a community is closing out, price is on the table more often than the sales office lets on. We know which homes have been sitting.

Is there 55+ new construction in North Las Vegas?

Del Webb at North Ranch, north of the 215 near Villages of Tule Springs, is the age-qualified new-home community in the city. It is almost entirely single-story. Sun City Aliante is built out, so it is a resale market now.

Does the HOA start on day one?

Yes, and in a master plan there may be two: the master association and a sub-association for your neighborhood. The builder runs the HOA until enough homes close, then turns it over to the owners, which is when dues sometimes change. We read the budget and the CC&Rs before you sign the builder contract, not after.

What is the difference between a spec, a quick move-in and a to-be-built?

A spec is a home the builder started without a buyer; it may be framed or finished. A quick move-in is a spec that is done or nearly done. A to-be-built is a lot where you choose the plan and the finishes and wait for construction. Specs and quick move-ins are where the incentives concentrate. To-be-builts give you the most choice and the least leverage.

Do I get a warranty?

Builders provide a written warranty with separate terms for workmanship, systems and structure. The terms vary by builder and they are worth reading before you sign, because the walk-through and the first-year items are where most of the value is. We keep a copy in your file and remind you before the deadlines.
