Sun City Anthem is the age-qualified part of the Anthem master plan in Henderson. Del Webb opened it in 1998 and finished building in 2008, so the community is complete. There are 7,144 homes, every one of them single-story, laid out across the rising ground on the south side of Henderson. The association runs three recreation centers totaling more than 130,000 square feet: the Anthem Center, the Independence Center and the Liberty Center. Between them you get indoor and outdoor pools, two fitness centers, a 300-seat theater, a woodshop, a library, tennis, bocce, pickleball and paddle tennis. The association maintains about 220 acres of common area. The rule that defines Sun City Anthem is age qualification. It operates as a 55+ community under federal housing law, with occupancy rules that every buyer and renter needs to understand before writing an offer. No, and that's a feature. Del Webb finished construction in 2008, so every home here is a resale. There's no builder competing with you on incentives and no new phases changing the neighborhood around you. The landscaping is mature and the association has had nearly two decades to settle into its routines.
What does change is inside the homes. Original 1998 to 2008 finishes are common, so the spread between an original-condition home and a fully updated one can be significant. The area around it keeps developing too, with newer construction south and west in Anthem and Inspirada, which is worth comparing if you want a newer build.

Sun City Anthem is an age-qualified community, and the association enforces it. At least 80% of homes must have at least one occupant aged 55 or older, and that person must stay overnight at least 150 days a year. The rules also cap how long younger guests may stay each year.
Every owner completes a biennial Age and Occupancy Survey and a Verification of Age and Occupancy form. Each household gets up to two activity cards, and one cardholder must be 55 or older. If you are buying with someone under 55, ask me before you write an offer so we can confirm how the rules apply.

A lot of my Sun City Anthem buyers are coming from California, and the math is usually the first conversation. Nevada has no state income tax, and property tax increases on an owner-occupied home are capped at 3% a year. The home prices here are a fraction of comparable coastal California markets.
