Where are the single-story homes in North Las Vegas?

When we pulled the numbers in late September 2026, about four in ten active North Las Vegas listings were single-story, and the share rose sharply the older the neighborhood. Three kinds of areas carry most of the one-level inventory.

The original core, 89030. Two out of three homes for sale in the old North Las Vegas core were single-story: 1950s to 1970s block-and-stucco ranch houses near the civic center and Lake Mead Boulevard, on lots the newer master plans cannot match, at the lowest prices in the valley. They also need the most careful inspection, which we get into below.

The 1990s and early 2000s subdivisions, 89032 and 89031. The streets around Craig Ranch Regional Park and Eldorado were built when single-story plans were still standard product, so roughly half of what lists there is one level. This is where most of the single-story homes with a private pool are, too.

The age-qualified communities. Sun City Aliante inside Aliante (89084) and Del Webb at North Ranch near Villages of Tule Springs are built almost entirely on one level. About one in eight single-story listings in North Las Vegas sits inside a 55+ community, which matters if you are under 55, and we cover that below.

The thin spots are the newest sections of Valley Vista, Villages of Tule Springs and the neighborhoods east of I-15 in 89081, where narrow lots pushed the builders to two-story plans. If you want one level in a newer master plan, the list is short and you should be ready to move when one comes up.

Do you have to be 55 or older to buy a single-story home in North Las Vegas?

No. The large majority of single-story listings in North Las Vegas are in open communities with no age requirement. The ones inside Sun City Aliante and Del Webb at North Ranch are age-qualified: typically at least one permanent resident must be 55 or older, the HOA verifies it before closing, and each community sets its own rules on other residents and guests. If you are under 55, tell us and we will strip those listings out so you are not touring homes you cannot buy. If you are 55 or older and want the rec center and the amenity package, we will focus there and walk you through the transfer fees and reserve contributions.

What should you check on an older North Las Vegas ranch home?

The 89030 originals and the older 89032 homes are where you get the most house and lot for the money in the valley, and where the inspection matters most. A one-level home puts every room under the roof, so the roof, the attic insulation and the HVAC are the whole ballgame.

Roof and HVAC. Many older North Las Vegas homes run a packaged heating and cooling unit on the roof. We check its age, the curb it sits on and the roofing around it, because that is where leaks start. Flat-roof sections on the 1950s and 1960s homes get extra attention, and so does any evaporative cooler still up there.

Plumbing and wiring. Polybutylene supply lines were common in valley homes built from the late 1970s into the mid 1990s and insurers do not like them. Some 1950s through 1970s homes still have galvanized water lines or aluminum branch wiring. None of it is a deal killer, but all of it belongs in the price.

Additions and conversions. The older core has a lot of enclosed patios, converted garages and added rooms. We check what the city has on file, because unpermitted square footage is an appraisal and insurance problem, and the appraiser may not count it.

Windows and solar. Original single-pane windows tell you the summer power bill story before you see it. A solar array on an older home is often leased, and the lease transfers to you, so we read it before you commit.

Does single-story cost more per square foot in North Las Vegas?

In the newer master plans, on a comparable lot, usually yes, because a one-level home needs more land for the same living area and a bigger roof and foundation per square foot. That is why the builders in Valley Vista and Tule Springs went vertical, and why a single-story plan there sells faster than the two-story next door when both are priced right.

In the older neighborhoods the logic flips. Price per square foot in 89030 and 89032 is set by age and condition, not by the floor count, and single-story is simply what was built. In Sun City Aliante nearly everything is one level, so there is no premium to speak of. Give us the neighborhood and we will pull the last six months of one-level versus two-level sales so you can see the actual gap.

What does one level mean for summer heat and power bills?

A single-story home has attic above every room, so insulation depth and attic ventilation drive the July bill more than anything else. North Las Vegas sits on the valley floor with no foothill elevation to take the edge off the evenings, so this matters more here than in Henderson or Summerlin. Tile roofs shed heat better than shingle. A west-facing living room with a wall of glass cooks from May through September without shade.

The upside is that one system cools one floor. Two-story homes in this climate often need two units or a zoned system to keep the upstairs livable, and single-story owners skip that. Ask the seller for twelve months of power bills. We request them on every single-story home we write on.

Is a single-story home easier to sell later?

In an open community, yes, in our experience. One level appeals to more buyers than two, it is the plan most relocation buyers ask us for first, and in Aliante or Valley Vista where single-story is scarce, a clean one-level home gets attention the day it lists. In the age-qualified communities the buyer pool is smaller by definition, and pricing follows the amenity package and the HOA's health more than the floor count.

What hurts resale on a single-story home here is the same as anywhere: deferred maintenance on the roof, an old HVAC and a yard that has gone to gravel and dead stumps. Keep those three in shape and a one-level home in North Las Vegas holds its buyer pool.

North Las Vegas single-story home FAQ

Does a home with a loft or a bonus room count as single-story?

Not on this page. The listings here are filtered on the MLS stories field set to one. A home with a loft or an upstairs bonus room is entered as two stories, even if every bedroom is downstairs. If a downstairs primary suite is all you need, that is a different search and we can run it.

Can I find a brand-new single-story home in North Las Vegas?

Yes, but the selection is narrow outside Del Webb at North Ranch. In the open communities a builder might offer one single-story plan among several, usually with a lot premium. When we pulled the numbers, fewer than a quarter of the new-construction listings in the MLS for North Las Vegas were one level. We track builder inventory directly, including what is not in the MLS, and tell you what is actually available.

Which single-story homes come with a private pool?

About half the private-pool homes in North Las Vegas are single-story, mostly in Eldorado, the Craig Ranch area and Aliante. It is a short list at any given time, and we watch it daily for clients who are waiting.

Do SID assessments apply to single-story homes in North Las Vegas?

Only where the subdivision carries one. Some of the newer North Las Vegas master plans have a special improvement district assessment on the tax bill for a set number of years. The older neighborhoods generally do not. We pull the remaining balance and term on any home that has one before you write.

How do the 55+ HOA fees compare to a regular North Las Vegas HOA?

Higher, because they pay for a rec center, pools, fitness facilities and staff that a standard master plan does not have. We will give you the current fee schedule and transfer costs for any community you are considering so you can compare on real numbers.
