Kestrel and Redpoint are in Summerlin West, with the Red Rock Canyon National Conservation Area to the west and the 215 Beltway to the east. Redpoint and Redpoint Square are west of the 215 and north of Far Hills Avenue. Summerlin's 2023 review lists Kestrel, Kestrel Commons, Redpoint and Redpoint Square as growing districts.
We could not confirm acreage, start dates, school zoning or which association covers these districts from public sources, so we do not state them.
Summerlin's site listed these neighborhoods in March 2024. In Kestrel: Blacktail by Pulte, Crested Canyon by Taylor Morrison and Osprey Ridge by Richmond American. In Kestrel Commons: Vireo by Woodside and Nighthawk by KB Home. In Redpoint Square: Obsidian by Woodside, Arroyo's Edge and Vertex by Tri Pointe, Cordillera by Toll Brothers and Highline by Lennar.
That lineup is dated. Builders sell out and new phases open, and prices and plans differ across posts from different months, so confirm what is currently selling before you compare.
The Hub in Kestrel Commons covers 1.5 acres and has a playground and a bicycle challenge track. Kestrel Creek Arroyo covers more than 7.5 acres. Summerlin also lists Redpoint Arroyo and Ridge Pine Park in Redpoint.
Redfin does not publish separate pages for these villages. For reference, Redfin lists a median sale price of $786,612 for Summerlin West in August 2026, up 1.1 percent from a year earlier, across 218 sales with a median of 70 days on market. That is an area-wide figure that includes older homes, so it does not value a Kestrel or Redpoint home.

Kestrel and Redpoint are among Summerlin's newest villages, sitting in Summerlin West as the master-plan continues its build-out. Together with adjacent pockets like Redpoint Square and Kestrel Commons, they represent the current front line of new construction, contemporary architecture, modern floor plans, and fresh amenities designed for how people live today. Summerlin names several parks in these villages, including The Hub in Kestrel Commons, Kestrel Creek Arroyo, Redpoint Arroyo and Ridge Pine Park. Multiple builders offer products from townhomes and attached homes to single-family homes, so new construction is available at several price points. For buyers who want a new Summerlin home without going to the highest-priced tiers, Kestrel and Redpoint are where a lot of Summerlin West's recent new construction has been sold. Builder lineups change, so confirm what is currently selling. |
